In regards to Valli Vue Estates #2, B4, L33 - COSA # OSC 111051 Would you be kind enough to note in the file that we (Garness and MOA Onsite) had discussed the fact that the septic tank in the driveway only has 2 feet of soil cover, but agreed to allow it to remain in place for the subject COSA with an advisory letter. As we discussed, the septic tank has been in its current location (in the driveway) since before the 1999 HAA was issued and to the best of my knowledge has not been problematic for the property owner. To whom it may concern: Per the request of the homeowner we performed an adequacy test on the septic system which serves the subject property. The results of the field investigation and adequacy test are summarized as follows: SEPTIC SYSTEM ADEQUACY TEST: Per the 1978 MOA inspection report, the septic system consists ora single trench that is 70 feet long, and a 1250 gallon steel septic tank. Based upon the house configuration shown on the 1978 MOA inspection report drawing, it appears that the septic system was installed prior to the construction of the garage. Attached is a copy of the current as-built survey which shows the location of the creek (north end of lot), septic clean-outs, and the general location of the water key box. · Per the survey, the separation distance from the septic system to the creek is greater than 100 feet. Based upon our field measurements (along the slope) the separation distance is 105+ feet. The water key box is located near the southeast comer of the lot. The location of the water service line to the house is unknown. If the garage was added after the house, it is likely that the water line follows a direct path from the key box to the southeast comer of the house. Since the installation was inspected by the MOA it is assumed that they verified that the necessary separation distances were maintained. · The separation distance from the absorption field to the property line and foundation is uncertain and it is possible that a portion of the trench is beneath the garage. · Given the location of the creek, water service line, structure, and utility easement (west lot line) there is very limited space on the property for a future upgrade. page 1 of 2 NOTE: The adequacy of a septic system ia' influenced by numerous factors, including, but not limited to, seasonal surface water infiltration, groundwater variations, septic system maintenance (frequency of septic tank pumping, usage of biological additives), condition of drain pipe and pipe joints (which can be damaged by seismic activity and deteriorate with age), type of substances deposited in septic system (cigarette butts, sanitary napkins, misc. objects), and the amount of water being introduced on a continual basis. Consequently, the results of this adequacy test are only valid for the specific day of the test. Furthermore, because of the limited nature of this investigation, it is possible that there are hidden defects which may not have been detected.
