The attached site plan identifies the location of the home as well as the wells and septic location. No conflicts exist between this proposed system and any other wells or septic system, whether on this lot or adjacent lots. We are replacing the STEP tank with the same size designed for 5 bedrooms. Box 196650 Anchorage, Alaska 99519-6650 Ref: Sewer Upgrade for Timberlux Subdivision; Lot 1, Block D To whom it may concern: The existing 5 bedroom house is served by a private well and septic system. The existing septic system is in a state of failure, and must be upgraded. Comments regarding the proposed upgrade are summarized as follows: 1. GENERAL: Several test holes were excavated north of the 100' ~vell radius to determine an area suitable for a septic system upgrade. Due to high groundwater in the area, only two of the test holes were found to be suitable for an on-site septic system. Because of the limited area identified to have suitable soils and groundwater conditions, it is our opinion that a Bottomless Intermittent Sand Filter (ISF) system is the most viable option. 2. SOILS: Attached are 3 soil logs which show the soil profile, and the percolation test results. Below the organics in test hole #1 was a GW layer (with lenses of ML) to a depth of 4.0 feet which transitions to a SM material to a depth of 6.5 feet. Groundwater was established at a depth of 4.75 feet. From 6.5 to 12.0 feet (bottom of test hole), was a GM material. A percolation test was performed between 1.5 feet to 2.0 feet and found the rate to be less than 1 minute/inch. Belo~v the organics in test holes #2 and #3 was an ML material to a depth of 2 feet followed by a GW material to a depth of 4 feet. Below this layer was an SM material to the bottom of the holes (i3 feet TH#2 and 10.5 feet TH#3). Weeps were encountered at 5 feet in test hole #2 and groundwater was established to be at a depth of 4.0 feet. In test hole #3 groundwater was established at a depth of 3 feet. 3. BOTTOMLESS ISF DESIGN: a. Percolation Rate: <1 minute/inch b. Allowable Application Rate: 2 galloxffday/ft2 c. On top of the sand, we will place 6 inches of 3/8 inch pea gravel, with the pressure laterals midway in the layer. We will use a conventional lift station (Anchorage Tank), equipped with a programmable timer so that flow can be intermittently dosed to the ISF. 4. SURFACE WATERS: There are no surface waters within 100 feet of the proposed septic upgrade. 5. TOPOGRAPHY: Attached is a topography map of the area. The area for the proposed trenches is .generally flat. See the attached topographical drawing. 6. MATERIALS AND CONSTRUCTION PRACTICES: The materials used, and the construction practices will comply with DHHS' "Intermittent Sand Filter Design, Installation & Maintenance Manual". The contractor should read this document prior to construction. Copies are available at the Municipal Onsite Services office (5th floor, 9th & L St.) SincereI' 7. On May 20, 1988, I returned with surveying equipment to obtain ground elevations on the east and north sides of the building and a coring machine to drill holes in the basement slab. The results of the leveling is shown on the attached sheet 1. In summary, the topography for a considerable distance to the north and east and south to Rabbit Creek Road drains toward the building. There is insufficient grade around the building to carry the surface and sub-surface drainage around the foundation. A coring machine was used to drill two holes in the floor slab. One hole was drilled in the northeast bedroom which had standing water on the floor, and one in the utility/furnace room in the corner between the floor and the foundation walls where only damp spots were visible. The hole in the northeast bedroom confirmed that the water level under the slab was the same elevation as the water over the slab. The hole in the furnace/utility room showed no water under the slab. A hand auger was used to drill a hole to 2 feet below the slab. No water was present. The conclusion reached by the investigation are that the water problems are the result of inadequate site drainage. The large snowfall and snow melt this spring created a major problem in the house which may have been minor and unnoticed in the past. The alternative is not as good. a solution as the drain placed adjacent to the foundation. Heat from the house will keep the drain functioning all winter. A drain against the foundation wall will be much more effective in trapping water draining from the roof. The alternative drain, which would save the deck is an attractive alternative, only if saving the deck greatly reduces the cost of the repairs. These conditions are outside the control of the evaluator of the system. Satisfactory test results do not guarantee future performance of the system, nor do they guarantee that there are no hidden defects or encroachments.
