Without having access to the field survey data or a planimeter, it isn't possible to precisely determine the lot bonndaries used in arriving at~ the 56,000 sq. £t~ lot size for 70B or 42,000 sq. ft. lot size fo~ 70Ao If however, the northernmost 33' BLM easement is deducted! from the overall 330' X 330' tract, the combined net total of 70A and 70B would be 98,010 sq. ft. This compares with the total o~ 98,000 sq. ft. shown on the plot as the total of lots 70A (42,000 sq. ft.) and 70B (56,000 sq. ft.). It is quite apparent that the cul-de-sac area and the Alaska Railroad righ-of- way easement is included in the lot sizes shown on the plot. The cul-de--sac !area and the ARR easement area contains approximately 10,150 sq.f~, and 5,900 sq. ft. respectively. ~e net lot sizes adjusted for the above areas, are approximately 42,900 sqo ft. in lot 70B andi 39,050 sq. fto in lot 70A. The lot sizes shown on the plot should~ be revised to show the correct square footages of each lot. o The small inset on the plot showing the topography (contours) of the proposed lots is not satisfactory° Based on the small inset, there is a ~ground elevation difference of 90' between the southeast corner of l~ot 70A and the northwest corner of lot ~0B. This ~ represents lan overall slope of approximately'20% which is the maxi- mum allowedi for a conventional[ on-site wastewater disposal systemJ.-z~ There are undoubtedly areas on both proposed lots which exceed ~0%/P slope and ~ould not be considered to be acceptable for on-site ' ~ disposal siltes. We therefore must have the contour lines shovm on the two proposed lots. June 26, 1985 Jerry Weaver - Memorandum Page Two Both soil test holes approximately 10' outside of the boundary of the proposed cul-de-sac which is not necessarily indicative of the soils condition in the area when the original and/or two replace- ment on-site disposal sites will be located.
