We talked with the owner of Lot 3 on 2/26/2021 and he showed GEG Consultant, Jody Maus where his drainfield is located at. There were no visible septic standpipes on the drainfield; but the mounded area for the drainfield is definable. Mr. Maus physically measured 90 feet from the edge of the well to the closest part at the top of the mound. To be conservative, we are requesting an 85 -foot waiver be granted for this encroachment. Justification for this waiver is as follows: The encroachment has existed for almost 23 years. Recent water samples were taken and found to be negative for E Coli and total coliform. The nitrate level was 1.30 mg/L. The well is upgradient from this drainfield and there is a road between the well and the drainfield. In short, it is physically impossible for daylighting effluent to flow towards the well head. All electrical practices were in accordance to the latest NEC electrical code. Two new circuits were installed from the garage panel to the exterior back corner under the structure via Mc cable where it transitions to liquid tight metallic flex from the wall to the controller. From the controller to the lift vault liquid tight to pvc was the transition into the ground. Xhhw wire was installed for the floats and motor. Grounding bushings were used at the controller. Water proof wire connectors were used as the splicing means in the vault j box. Low voltage cable was run from the controller to the audible interior alarm located in the garage. The property is served by a private well and septic system. The septic system was originally design for 3 bedrooms and consists of a 1000 gallon HDPE plastic septic tank and a 5-wide drainfield. The house is in the process of being sold and two other engineer firms have looked at the septic system and deemed it in a state of failure. Based upon this information, we performed a test hole and shot elevations of the existing septic system back to the original benchmark the inspecting engineer used. Based upon these elevations, it was determined that the existing drainfield is encroaching upon groundwater and It has been confirmed that the septic system does not meet MOA code requirements. There is limited area for a proposed septic upgrade due to the setbacks from the house, a subsurface drain, the lot line, and the well. Due to the site constraints, we are proposing rebuilding over the existing drainfield area and propose to utilize a Cat II advanced treatment system. We are proposing that a new 2-compartment 1530 gallon Infiltrator plastic septic tank followed by a 540 gallon Infiltrator plastic pump tank, a Cat II Quanics Aerocell system, and a bed type drainfield (with 2 foot MOA sand filter) be installed. Due to the use of a sewage pump in the crawlspace for this installation, we are proposing on using a larger septic tank to increase settling time. In short, even though a 1060 single compartment Infiltrator septic tank would normally be used for a 3-4 bedroom Quanics installation, we believe it is wise that a larger two compartment septic tank be used for this installation. This installation will require excavating a large portion of the existing 5-wide drainfield and replacing all contaminated drainrock with Type II pit-run. The new bed type drainfield (with 2 foot sand filter) will then be installed over the old drainfield area. Comments regarding the design are summarized as follows: 1. SOILS AND WAIVER REQUEST TO ALLOW DRAINFIELD NEAR THE TEST HOLE: See the attached logs which shows the soil classifications, groundwater monitoring, and the percolation test results. The soil logs for the for the 2003 design were performed by Louis Butera, P.E., in 1998. The percolation rates varied between 6.5 to 8.0 minutes/inch. The soils were classified as SM to SP and the perks were preformed between 4 to 5 feet. Our percolation rate was found to be 60 minute/inch. We are proposing that an average between the percolation rate and application rate for this design. Based upon an average percolation rate of 25 minutes/inch (6.5, 8.0, & 60 min./inches / 3), we propose a 2.0 gpd/sq.ft. application rate be used for this installation. As can be seen on the design, the drainfield is proposed to be placed near the test holes. Based on the fact that this design requires a 2 foot MOA approved sand filter, it is our opinion that there is minimal risk with granting this waiver. Please note as a special provision that the contractor must remove the groundwater monitoring tube. 2. DRAINFIELD DESIGN: See attached design drawing for drainfield specifications. 3. SURFACE WATERS: No surface waters were observed within 100 feet of the proposed septic system. 4. TOPOGRAPHY: Attached is the MOA contour map of the area. We have also provided a cross-sectional drawing of the proposed design which shows the slope information. As can be seen on this contour map and the profile drawing, there does not appear to be any slope concerns with the proposed upgrade. 5. LOT LINE WAIVER REQUEST: As can be seen on the design drawing, we are requesting a 7 foot lot line waiver from the east lot line to the drainfield. A foundation cleanout shall be installed one to four feet from the building foundation. In the line between the tank and the leachfield there shall be two adjacent cleanouts (unless an effluent pumping system exists within the septic tank). These cleanouts shall be located on undisturbed soil not more than 10 ft. from the tank. The first cleanout, in line, shall be to clean toward the leachfield. The second cleanout shall be to clean toward the septic tank. 6. Final grading over the septic tank shall be such that a positive slope exists away from the septic tank. If the sidewalls of the excavation become smeared, they must be raked or scratched (ruffed -up) before gravel (sewer rock) placement. 2. Once the gravel is installed, the distribution pipe is to be installed level with the perforations faced downward. Gravel is then to be placed over the distribution pipe to provide a minimum of 2 inches of cover over the pipe. 3. A silt barrier must be installed between the final gravel layer and the native soil backfill. Ensure the silt barrier covers the entire gravel surface before placing backfill. 4. Monitor tubes shall be of four (4) inch diameter, installed approximately in the locations shown on the design, and extend a minimum of 12 inches above final grade. The portion of the monitoring tube extending through the gravel shall be perforated from the bottom of the trench to the invert of the distribution pipe. This is equivalent to the effective depth of the gravel as noted on the design. 5. Backfill over the final gravel layer must not be less than twenty-four (24) inches. Insulation must be installed when the backfill depth is less than thirty-six (36) inches. The finish grade over the trench must be mounded to prevent the formation of a depression after settling.
