Ref: Proposed Septic Tank Upgrade for T15N, R1 W, Section 19, Lot 23
To whom it may concern:
The subject lot is served by a private well and septic system. Per MOA records, the existing
steel septic tank is approximately 46 years old. Per MOA memorandum, a steel septic tank of
this age must be physically inspected and/or replaced prior to COSA approval. Based upon this
fact, we are proposing to replace the septic tank. We are proposing that the old septic tank be
decommissioned per UPC and a new 1000 -gallon HDPE Greer tank (rated for 10' burial) be
installed. See attached design drawings for the tank location and other MOA requirements. As
can be seen on the attached design drawing, we are requesting a 75 -foot waiver from the well
to the new septic tank. The old septic tank was installed in 1973 when the separation distance
was only 50 feet. The old septic tank is approximately 68 feet from the well. We have recently
pulled water samples for Total Coliform Bacteria, Nitrate and Arsenic from the well. Attached are
the lab results and based upon these results, it appears there has been no adverse effects on
the well with the existing encroachment. The well head is also at a higher elevation than the
grade at the septic tank. In short, there appears to be minimal risk with the granting of this
waiver.
We would like to note that the MOA Public Inquiry Property Detail website, the house is listed as
a 4 -bedroom residence. However, based upon the 2010 appraisal the house is a 2 -bedroom
residence (see attached). The original septic system was installed for a 3 -bedroom residence.
Per the owner, they are requesting the new septic tank be sized for a 3 -bedroom residence.
We are unaware of any adverse impacts this installation would have on adjacent wells or septic

A water sample revealed an arsenic concentration of 12 micrograms per liter
(ug/L). The Environmental Protection Agency (EPA) has established a maximum
contaminant level (MCL) of 10.0 ug/L for public drinking water systems. While
private wells are not subject to this regulation, EPA standards are based on existing
health information and can therefore be used to gauge the relative quality of water

The previously mentioned work is to be completed in spring/summer of 2020. We are unaware
of any environmental or health risks associated with delaying the tank install until the

the required escrow letter.
