Box 196650 Anchorage, Alaska 99519-6650 PERMIT FEE ALREADY PAID Ref: Septic System Upgrade for Lot 4, Block 2, Lake O' The Hills East Subdivision REACTEX SYSTEM. To whom it may concern: I. GENERAL: The existing 4 bedroom home is served by a private septic system and a class A well. The existing septic system consists of a 1250 gallon septic tank and 4 trenches which represent both the primary and the reserve dminfields (two dual dminfields). Per the 1989 inspection report the total length of the trenches (5 foot wide) is 140 feet, and the effective depth is 3 feet, making the total absorption area 1206 square feet. Although not stated on the inspection report, it is assumed that each trench is 35 feet long and has an effective absorption area of 301.5 square feet. According to the inspection report, the existing system is plumbed with an alternator valve so that flow can be diverted to either the primary or reserve drainfields; however, based upon AWWC elevation shots it appears that it is uphill bom the flow splitter to the reserve dralnfield. Further confirmation of this is the fact that there is a 6 foot ground elevation difference between the uppermost trench and the lowermost trench and the inspection report states that the maximum depth of the drainfields is 6-7 feet below original grade. Based upon our visual observation into the pipes, at the end of the north end of the trenches, water could only be seen in the western most trench. In short, it appears that all but one of the trenches is dry. The homeowners are proposing to add an addition that would increase the number of bedrooms to five (5). As can be seen on the site pl,m, the proposed addition is to extend over the westernmost trench (which will be abandoned), and will be less than 10 feet, but greater than 5 feet, fi.om the next closest trench to the east. Given the fact that the garage will be slab on grade (no crawl space) and the footing will be r~elatively shallow (42 inches deep), there is no adverse impact associated with the encroaclunent between the foundation and the trench. We have discussed this issue with DHHS (Dan R6th) and obtained his verbal approval. There will be 3 drainfields on the lot, each with an absorption area of 300+ square feet. Since the number ofbedrooms is increasing we are proposing to provide for a primary and reserve system as follows: · Abandon the existing trench under the proposed addition · Install functional clean-out at the end of each of the remaining trenches and a functional monitoring tube in each trench. · Install the Recirculating Upflow Filter (REACTEX) system sized for 5 bedrooms. Given the soil rating noted on the original inspection report (140 sq. fL per bedroom) it is assumed that the percolation rate is less than 30 minutes per inch. A percolation test was performed by S&S E_ngineering on the adjacent property (Lot 3) and the percolation rate indicated a 1.2 gpd/ft2 application rate. Based upon these facts, the soil application rate for a Reactex system should be 4 gpd/ft2. For a five bedroom house this corresponds to a required absorption area of 187.5 R2. Given that each of the remaining trenches has an absorption are of over 300 R2, individually they are oversized by 160%. The resultant is a system that has 3 drainfields each of which is oversized. · Remove 5 feet of the south end of the most eastern trench and use the 30 feet left as the primary trench. The remaining portion of the trench should have over 250 ft2. · Install 2 fiow diverters to connect the other 35 foot trenches so they may be used as alternate sites. 2. ORENCO PACKAGE SYSTEM: The STEP tank with the trickling and upflow filter will be manufactured by Anchorage Tank & Welding to meet the latest design criteria established by Orenco Systems, Inc. As with their standard STEP tank, it is equipped with a high water alarm per M.O.A requirements. 3. SURFACE WATER: There is a lake that is west/northwest of the property. The proposed Reactex system and the drainfields will be 100+ feet from the lake. 4. TOPOGRAPHY: As can be seen on the attached topography site plan, the lot slopes fi'om approximately east/northeast to west/southwest at a grade of approximately 15 percent. In short, there are no slope concerns. 5. LOT LINE WAIVER: Because of the space constraints, the trickling filter box and the upflow filter component of the Reactex system will need to be placed relatively close to the south lot line. The only concern will be the location of the upflow filter, which will be close to the water key box for Lot 3, Lake O' the Hilis East (undeveloped Io0. Due to set back requirements from an adjacent lake it was realized that the property did not provide enough room to support a house, septic sysem and reserve drainfield. Water is supplied by a class A community water system. Because of the lot limitations in developing the parcel we are asking your approval to allow a holding tank as the reserve system. We have the area to design the absorption system larger than required to help extend the life of a drainfield system if you so request.
