Lot DA To whom it may concern: The existing 5-bedroom house is served by a private well and septic system. There are currently two septic tanks in series. One that is believed to be concrete (unknown age) and the other is approximately 36 years old and steel. Per conversations with the owner, there was a blockage between the concrete and steel tanks. During the excavation for the blockage, the steel septic tank collapsed and is non-functional. We are proposing to decommission the non-functional steel septic tank per UPC and replace it with a new 500-gallon steel septic tank. It should be noted that no drainfield pipes could be located; therefore, Garness Engineering Group, Ltd. does not know the location of the existing drainfield. It may be partially located in the easement. We are unaware of any adverse impacts this installation would have on adjacent wells or septic systems. Mountain Park Estates, Lot 4A, Bk 5. 13211 Rldgeview Drive Dear Ms. Colver: Per your request we evaluated the well and septic system which serve your property. Our findings are summarized as follows: A. WELL: On the day of my inspection, (5110/01) the static level was 164 feet below the top of the casing (BTC). Water was pumped from the well at a rate of 6.1 gpm for 295 minutes (1800 gallons). The water level only dropped 1 foot in the casing throughout the entire test. Based upon this data, it has been determined that the production of the well exceeds Municipal requirements for a 3 bedroom house (450 gallons per day). The well produces greater than 3 gallons per minute, (720 gallons in four hours) as required for FHA financing. The well testing data is considered valid Coy the Municipality) for a period of 2 years. B. WATER QUALITY: Water samples were taken and analyzed for nitrates and bacteria. The lab results indicated that no bacteria was present and nitrate levels of 3.91 milligrams per liter (rog/L). This is well below maximum allowable nitrate level of 10 mg/L. This water quality data must be submitted to the MOA with the health certificate paperwork within 30 days of the sample being taken (5/11/2001). If the water sample results expire, a new sample will need to be · taken ($100.00 fee by AWWC, Inc.). C. SEPTIC SYSTEM ADEQUACY: Per MOA records, the septic system consists of a 1000 gallon septic tank, followed by a 500 gallons septic tank, and a trench type drainfleld (two trenches). Per MOA records, the system was installed in 1982. Each drainfield has an effective depth of 72 inches. The sump on the north trench only extends 20 inches below the drainpipe invert and was dry prior to performing the adequacy test. The sump on the south trench extends 46.5 inches below the drainpipe invert and was also dry prior to performing the adequacy test. Based upon this data, the septic system exceeds the MOA absorption requirements for a three {3) bedroom residence. D. NEED TO FIND SEPTIC TANK PIPES AND INSTALL A FOUNDATION CLEAN-OUT: Prior to applying for the MOA health certificate, the following repairs will need to be completed: · 1. Install a foundation clean-out, or confirm that there is a clean-out inside the residence that will serve to allow for access to the sewer line between the house and the first septic tank. · 2. Ensure that the septic tank clean-outs are all extended above grade. There is a 500 gallon tank and a 1000 gallon tank. According to MOA records, there are two clean-outs on each tank. Typically there is a single clean-out on a 500 gallon tank. The septic tank clean-out that is currently above grade was pumped by Denali Sewer & Drain on 5110/01. Once the other clean-outs are found and extended, those tank compartments should be pumped also. · 3. Provide us with a current as-built survey which shows the well and all of the septic system pipes. · 4. During the test, the system accepted 175 gallons in 76 minutes. This indicates an average effluent acceptance rate of approximately 2.3 gallons per minute at the time of the test.
