Box 196650 Anchorage, Alaska 99519-6650 Ref: Well and Septic Design for Fireweed hills Subdivision; Lot 4, Block 1 To whom it may concern: In the pase, this property had a mobile home on it that was served by a private well and septic system. The mobile home has long been removed and the lot is currently vacant. The new owner plans to build a two bedroom house on the property. Two test holes were excavated on the northern end of the property. The proposed septic system will be designed around the 30 foot radius of test hole #1. We are proposing that a 1000 gallon septic tank and a five foot wide drainfield be installed. Comments regarding the proposed design are summarized as follows: 1. SOILS: See the attached logs which shows the soil classifications, groundwater monitoring, and the percolation test results. It is our opinion that due to the overall appearance of the soils, an application rate of 0.8 gallons/day/ft2 should be used. 2. TRENCH DESIGN: a. Percolation Rate: 5.6 & 7.3 minutes/inch b. Allowable Application Rate: 0.8 gallons/day/f12 c. Number of Bedrooms: 2 d. Design Flow: 300 gallons per day e. Minimum Absorption Area: 375 B2 f. Total Depth: 10 feet (max.) g. Effective Depth: 3.5 feet h. Width: 5 feet i. Reduction Factor: 0.54 i. Minimum Length: 42 feet long (inside length) j Effective absorption area = 389 0 3. TOPOGRAPHY: The lot slopes from south to north at approximately 7-8%. There is a moderate cutbank at the south lot line (approximately 6 feet drop in elevation). The drainpipe in the new trench will be at approximately the same elevation as the bottom of the cutbank. In short, there are no slope concerns. Me inspection report for the installation (dated 6-29-73) shows that the required distance was 50 ft. at that time. Separation to the well on the lot to the east is 78 ft. +s to the well on the west, 88 ft. ±. The separation from the wells to the seepage pit standpipe exceeds 100 ft. The inspection report cited indicates that the septic tank is concrete and equals or exceeds 1,000 gallons in size. The seepage pit was constructed to serve a two-bedroom home. An adequacy test performed December 10, 1985 showed that the seepage pit is not pres- ently adequate to serve a two-bedroom home. No well log is available for subject property's well. A copy of a well test performed on the well is attached. The test indicates that the well flow and depth are adequate to meet current requirements for either a 2 or 3 -bedroom home. A well log for the adjacent lot is attached. This well is within 26 ft. of subject well and is of similar depth as subject. No bedrock was en- countered. In view of the fact that subject septic tank was installed in accordance with setbacks in effect at the time of installation, we request a waiver of well to septic tank separation distance to 52 ft. This request is forwarded to you on behalf of Mr. Mike Garcia, present owner of the property. Mr. Garcia is requesting that approval be given for installation of a new septic tank and drainfield to support a three bedroom house to be constructed on the property. The lot previously was occupied by a mobile home which was serviced by a 1000+ gallon concrete septic tank and a seepage pit. The mobile home has previously been removed from the lot leaving the septic tank and seepage pit abandoned without disturbance. The seepage pit, originally' constructed to serve a two bedroom home, was found to be inadequate for a two bedroom dwelling in 1985. A conditional HAA for the seepage pit was requested at the time with the provision that it would be upgraded in the spring when thawing conditions permitted. (No records could be found that indicated that upgrade was made.) In addition, a waiver was requested in 1985 for the separation distance to the domestic well on this lot (52 ft) plus wells on adjoining Lot 5 to the east (78 ft) and Lot 3 to the west (88 ft). The Lots in Block 1 of Fireweed Subdivision drain into a bowl with Lot 6 being at the bottom. Lots 30 4, and 5 drain from south to north starting with a 7 to 10% slope as they fall away from Michigan Avenue and ending in a 0 to 4% gradient as they reach their northern boundary. At the northern lot line of Lot 4 the gradient abruptly changes to 10 to 15% for 50 ft as the contour drops into the bottom of the bowl of Lot 6. Placement of a drainfield in the northern half of the lot will not be adversely impacted by the surface contours and is consistent with the placement of drainfields on Lots 3 and 5. Attached is the proposed design of the new septic tank and absorption field consisting of a site plan, septic system design n�y MAR -01-1999 MON 11;36 AM POLAR REALTY INC, FAX N0, 19073492032 P. 03 calculations, drainfield cross-section, and three soil logs -- percolation tests. The proposed system consists of a 1000 gallon septic tank as defined by AMC 15.65.050 and a five feet wide deep absorption trench system as defined by AMC 15.65.060-Y. The soils tests revealed primarily silty sands with some gravels dispersed inconsistently through the layers. Some organic matter (tree branches, grasses, etc) was identified in the holes which indicated that fill material may have been placed on the lot at some point in time. The percolation tests produced inconsistent results. 'Test Holes (TH) 1 and 3 percolated at approximately 40 min/in while TH 2 percolated at 15 min/in. The higher rate is consistent with the original septic design performed on the lot and with the rates used on adjacent Tots 3 and 5. Thus 40 min/in was used as the design percolation rate and the results from TH 3 were discarded as an anomaly. There was nothing in the soil log from TH 3, however, to indicate that the soil would not serve as good absorption soil. Water was not found in the test holes down to 13.5 feet with the exception of TH 1. This test hole, which was inadvertently placed within the old seepage pit, was laced with old septic residue in soils starting at a depth of about 4 to 5 feet and septic water was found at 9 feet. The water readily drained away and the hole was found to be dry 3 weeks dater. It was therefore determined that groundwater was not present to a depth of at least 13.5 ft. This conclusion is consistent with the records for Tots 3 and 5. The engineering of the onsite septic system to conform with AMC 15.65 separation requirements was not possible due to the size of the lot (140 ft x 90 ft) , the orientation to adjacent lots and their existing domestic wells, along with the encroaching presence of the old abandoned seepage pit. However, there is no alternative for sewage services to this lot as city services are not available, xn order to maximize the separation distances from water wells and maintain separation from the old seepage pit, the absorption field has to be placed in the the northeast corner of the lot. However, the requirement for 82 ft of absorption trench forces the siting of the septic tank and field to creep within the specified separation distance of 100 feet for the well not only on Lot 4 but also the well Lot 5. Separation distances between the septic tank and domestic wells will be maintained at greater than 100 ft, 75 ft, and 90 ft for wells on Lots 3, 4, and 5 respectively.
