Ref: Revision of the septic system upgrade for Mountain Air Estates Subdivision #1; Lot 2,
Block 5 (Bottomless Intermittent Sand Filter - ISF)
The septic upgrade design (SW010132) recently permitted by to your department is in need of a
revision. The following changes have been verbally approved by Dan Roth. A 10' by 30' ISF
bed will be used instead of the proposed 5' by 30' ISF trenches. See revised drawings for details.
LOT LINE WAIVER: We request that the original lot line waiver of 5 feet be amended to I
foot from the east property line to the proposed drainfield. We are unaware of any adverse effects
this would have on the neighboring property.
CLOSING: I am open to any suggestions from your department, which would be an
improvement to the proposed design. I am unaware of any adverse impacts this installation
would have on adjacent wells or septic systems. If you have any questions, please contact us at

Reft Septic System Upgrade for Mountain Air Estates Subdivision #1; Lot 2, Block 5
(Bottomless Intermittent Sand Filter - ISF)
The existing 3 bedroom house is served by a private well and septic system. The existing septic
system consists of a 1000 gallon septic tank and a seepage pit type drainfield. The existing
drainfield is in a state of failure and must be upgraded. Two test holes were excavated north of
the existing drainfield. We are also proposing that a new 1500 gallon S.T.E.P. tank and that an
innovative Bottomless Intermittent Sand Filter (ISF) system be installed in the 30 foot radius of
test hole #2. Comments regarding the proposed upgrade are summarized as follows:
GENERAL: Two test holes were excavated on the east half of the property in order to
determine an area suitable for a septic system upgrade. Due to the high groundwater, the limited
area around the test holes, and the setbacks from the existing septic system, it is our opinion that
a Bottomless ISF system is the most viable option.
SOILS: See the attached log which shows the soil classifications, groundwater monitoring, and
the percolation test results. It is o..ur opinion that due to the overall appearance of the soils, an
application rate of 2 gallons/day/ftz should be used for the proposed Bottomless ISF.
DRAINFIELD DESIGN: Bottomless Intermittent Sand Filter (ISF)

b. Allowable Application Rate for ISF: 2 gallons/day/ft2

k. Air Supply Line: "Wasteflow" emitterline, 1/2 inch I.D, "Anchorage Tank".
I. Sand Material: In accordance with M.O.A. latest standards
m. Pea Gravel: 100% passing 3/8" sieve, less than 20% passing the 1/4" sieve, and
less than 1% passing the tt8 sieve.
We are proposing to excavate down to a depth of 5 feet maximum, remove all organics, place a
minimum of 6 inches of sand, install the air supply line, and cover it with 1.5 feet of sand. On
top of the sand, we will place 6 inches of 3/8 inch pea gravel, with the pressure laterals midway
in the layer. We will use a conventional lift station (Anchorage Tank), equipped with a
programmable timer so that flow can be intermittently dosed to the ISF.
SURFACE WATERS: There is no surface water within a 100 foot of the proposed septic
system upgrade.
TOPOGRAPHY: As can be seen on the attached topography site plan, there are no slope
concerns.
MATERIALS AND CONSTRUCTION PRACTICES: The materials used, and the
construction practices will comply with DHHS' "Intermittent Sand Filter Design, Installation &
Maintenance Manual". The contractor should read this document prior to construction. Copies
are available at the Municipal Onsite Services office ($th floor, 9th & L St.).

F,rom the submitte, d information, it appears that the proposed innovative wastewatar
d~sposal system ,s sized appropriately (250 ftc) based upon the soil conditions and
assumed wastewater treatment as detailed in the submittal. Therefore, tn accordance with
8tats Weatewater Dispceal Regulations (18 AAC 72.200) approval to c'onstruct is granted
subject to the following conditions:
Installation of the wastewater disposal system will need to be monitored
under the supervision of a Professional Engineer (P.E.).
A fiv .e-bedroom home will require a septic tank with a minimum capacity of
1600 gallons in accordance with 18 AAC 72,025. VVl~at is the volume of the
septic tank for the proposed RUF system?
Recent experience with a similar redrculating septic tank system with a
passive air intake system indicated that during periods of cold weather there
was a significant decrease in the level ofwastewater treatment. This office
recommends that a forced air system be examined prior to installation. The
sample results submitted for a similar system that was recently installed has
only a short operating history with no data reflecting cold weather operation,
Under '18 AAC 72.220(g) package wastewater treatment systems need to
either demonstrate that the system can successfully treat wastewater for at
least one year under expeb-ted conditions or meet or exceed National
Sanitation Foundation certification criteria. A review of the submitted data
for a similar system in operation indicates that the upflow fleer does not
appear to be treating effluent to the quality initially expected from this
system. The proposed system with the upflow filter_w~Jl need to be included

P.E. as required under 18 AAC 72.200. Please submit a revised stamped
drawing to this office prior to construction,
Monitoring tubes should be installed at both ends of the trench. This change
can be reflected on the submitted as-built.
Complete as-built drawings of the wastewater dlsposa! system will need to
be submitted to this office under the stamp of a P.E. within gO days of

Attached is a completed Conetruotion and Operation Certificate for Domestic
Wastewa~r Disposal ~'ysterns with the Approve/to Construct section completed verifying
this Department's approval for construction authorization.
As a small Class "C" public water system operating as a Bed and Breakfast this
Department recommends that as .a minimum, routine annual &arnpling for total coliform
bacteria and nitrate be conducted. This water system has been assigned the following
public water system identification number (PWSlD no.) 2t8S46. Please reference this
number when submitting future water samples so that this system may be properly
credited.
