The Environmental Services Division, On-Site Services Program, has reviewed the following
cases and has these comments:

Information to satisfy the requirements specified by AMC 21.15 and AMC
15.65 must be submitted for each lot of this proposed subdivision. This information ~m~and~

Establishing a homeowners association for the
ownership of the proposed common area Tract and
deeding the Tact to the homeowner's association, a_nd
obtaining approval of the homeowners' association
documents from DCPD prior to plat recordation.
Include in documents the requirement for fencing to
be along or within property lines only, and to not
encroach into designated open space areas, as well as
the requirement to retain existing natural vegetation in
open space areas, with the exception of utility
extensions and dead vegetation removal.
Ensuring all lots have 20 foot frontage on the cul-de-
sac bulbs to allow for adequate provisions of water and
server.
Verifying lot coverage calculations to ensure no more
than 50 percent allowed lot coverage.
Revising site plan to reflect accurate scmHng of the

outside of yard setbacks.

Postponed at the request of the petitioner. A new public
hearing date not to be re-scheduled until the following
information has been submitted by an established cut-off
date:

Submitting information required by AMC 21.15 and
AMC 21.65 to DH. HS for each lot of this proposed
subdivision to DHHS. The information must include,
but may not necessarily be limited to:
(a)
Soils testing, percolation testing and ground
water monitoring must be conducted to confirm
the suitability for development using an on-site
wastewater disposal system. Ground water
monitoring must be conducted during high

or spring (April - May).
Areas designated for the original and
replacement wastewater disposal system sites
must be identified and must meet all criteria
specified in AMC 15.65 including slope and
slope setback requirements.
Supporting documentation on water availability
must be provided. The documentation of water
availability for this subdivision must include a
hydrologist's report determining that the
appropriate of sufficient water to suppor~ this
subdivision w/il not unduly effect the water
availability to surrounding properties.
Showing any changes to the configuration and number
of proposed lots that may required as a result of the
soils and hydrology reports on the preliminary plat.
Resolving the following with Public Works:
(a)
A site grading and drainage plan for the
development must be submitted to Public Works
for approval.
(b)
Letters of non-objection will be required from the
owners of the downstream properties for the
increased and concentrated drainage from this
subdivision.
(c)
A drainage impact analysis is needed to
adequately analyze impacts in accordance with
AMC 21.5.110.4.i.
(d)
An erosion and sediment control plan must be
submitted to Public Works for approval.
(e)
Drainage easements' may be required for back-
to-back lots, including existing neighboring lots.
Drainage easements may be required from
proposed streets to connect to existing wetlands.
