RE: Proposed Septic System for Thunderbird Heights Block 1 Lot 6
Dear Reviewer,
The above referenced property is currently served by an older septic system with a leaking tank that
needs to be replaced immediately. We are requesting an expedited review of this application.
Our review of available documentation and field investigation show that this project will not adversely
impact any nearby Wells, Wastewater disposal systems, replacement disposal sites, or drainage flowing
onto and off of the subject property.
As shown on the plan, the tank will be greater than 10’ from the house foundation.
The tank will be of MOA approved construction.
The tank shall be covered with a minimum of 2” moa approved insulation and 3’ of cover or a minimum of
4’ of cover without insulation.
The repair must be performed by a moa certified installer in accordance with MOA requirements.
If groundwater is encountered during excavation of the tank hole, an alternate tank type may be required.
Repair of the proposed system will not negatively impact adjacent lots.
Upon completion of the installation, a record drawing will be submitted showing the location of the new
tank, leach field, well, and other applicable features.

Dear Reviewer,
The above referenced property is served by a septic system. A new septic tank was installed in late 2023.
The permit application erroneously indicated that the permit was for 3-bedrooms. A 1250 gallon tank
rated for 10’ burial was installed and the drawings, as well as previous permits and COSAs, indicate the
system is suitable for 4 bedrooms.
The tank was installed near a deck. The existing sonotube deck supports are greater than 5 feet from the
tank. The center deck support was extended below the tank by the contractor and is about 5-feet from the
tank.
The leachfield is within the utility easement. We are requesting approval of the encroachment into the lot
line. Letters of non objection have been submitted. The current as built survey shows that the leachfield
may encroach on the property line by 0.3 feet. We are requesting that the 10 foot separation distance be
waived to 9.7 feet. Based on our observations, this would not impact adjacent lots as currently developed,
or likely future developments. Both the encroachment within the easement and to the lot line have existed
since 1978 and previous COSAs have been approved without comment from the department.

I am working with the sellers of this property to get their COSA in place so we can list/sell the home. The muni is
requiring letters of non-objection from utility companies before issuing the COSA, I am applying on their behalf for any/all
letters of non-objection.
Their leechfield encroaches slightly into the 15' backyard powerline easement. There is a 10' utility easement in the front
yard, but I want to confirm through which easement Enstar has run the gas line, so I know if I need to request a letter of
non-objection from Enstar as well as MEA, MTA and GCI.
I attached the sellers' 2023 as-built for your reference.
Please let me know what else you might/do need from me.

system serving the four bedroom residence'.located on this property
.is currently functioning adequately. However, the system cannot
be guaranteed against subsequent'failures.

This letter of non-objection in no way precludes GCI Communication Corp from
full use and enjoyment of any rights it may have within any portion of the utility
easement and or the right-of-way, including unlimited access for servicing its
facilities. Also, any additional and extraordinary costs incurred during any future

I am working with the sellers of this property to get their COSA in place so we can list/sell the home. The muni is
requiring letters of non-objection from utility companies before issuing the COSA, I am applying on their behalf for any/all
letters of non-objection.
Their leechfield encroaches slightly into the 15' backyard powerline easement. There is a 10' utility easement in the front
yard, but I want to confirm through which easement Enstar has run the gas line, so I know if I need to request a letter of
non-objection from Enstar as well as MEA, MTA and GCI.
I attached the sellers' 2023 as-built for your reference.
Please let me know what else you might/do need from me.
