Ref: Sewer Upgrade for Timberlux Subdivision #3; Lot 5, Block G
To whom it may concern:
The existing 3 bedroom house is served by a private well and septic system. The existing
undocumented septic system is in a state of failure, and must be upgraded prior to obtaining a
Health Authority Approval for the sale of the house. Comments regarding the proposed upgrade
are summarized as follows:
1. SOILS: Attached is a soil log which shows the soil profile, and the percolation test results.
Below the organics was a SM layer to a depth of 6 feet and then it transitions to a SW/GW
material to a depth of 12.5 feet. From 12.5 feet to 13.5 feet (bottom of test hole) was a ML
layer. Two percolation tests were performed, one between 2.0 feet to 2.5 feet and the other at 6.5
feet to 7.0. The percolation rate for the upper bench was found to be 13.3 minute/inch. The
percolation rate for the lower bench was found to be <1 minute/inch. There appeared to be
enough sand in the strata to negate the need for an imported sand filter. Groundwater was
encountered during the excavation of the test hole, perched above the ML layer, at a depth of
12.5 feet. One week later, water was found at 10.75 feet below grade. The proposed trench is
going to be placed on a ridge, above the test hole, which should increase the actual separation
distance to groundwater, since it is certain that the groundwater table does not rise under the
ridge/knob.
2. PRESSURIZED TRENCH DESIGN:
a. Percolation Rate: 13.3, <1 minute/inch
b. Allowable Application Rate: 0.8 gallon/day/ft2
c. Number of Bedrooms: 3
d. Design Flow: 450 gallons per day
e. Minimum Absorption Area: 563 ft2
f. Maximum depth: 6 feet

Note: this is a pressurized system. The distribution line is to be 1.25 inch sch. 40 pvc with
1/4 inch diameter holes spaced every 2.13 feet on center (holes faced downward).
4. SURFACE WATERS: There are several low lying areas where water ponds. The areas are
to be filled with soil and graded so water does not pond within 100 feet of the proposed septic
system.
5. TOPOGRAPHY: Attached is a topography map of the area. The area for the proposed
trenches is generally flat. See the attached topographical drawing.

of title (except between spouses) for properties served by a single-family on-site wastewater disposal and/or
water supply system. DSD also issues HAAs upon request to homeowners. Certificates of Health Authority
Approval are valid for 90 days from the date of issue for properties served by a private or Class C well and may
be reissued with new water samples. (Certificates may be reissued for a period of up to one year with valid
water samples.) Certificates are valid for one year for properties served by Class A or B wells or a public water
system. The Municipality of Anchorage is not responsible for errors or omissions in the professional engineer's
work.

In conducting this evaluation, AKWWC, Inc. attempted to provide a thorough,
conscientious engineering analysis of the system in accordance with ADEC and MOA
DSD Guidelines & Regulations. The reported results described the performance of the
system under the conditions encountered at the time of the test, and separation
distances measured to readily identifiable features. The operational life of all wells and
septic systems depend on the local soils condition, groundwater levels that may
fluctuate during the year, and the water usage of the family being served by the system.
These conditions are outside the control of the evaluator of the system. Satisfactory test
results do not guarantee future performance of the system, nor do they guarantee that
there are no hidden defects or encroachments. AKWWC, Inc. can therefore not provide
any warranty or future estimate of how long the system will continue to meet the
operational requirements of the ADEC or MOA DSD. The content of this report is for
