Box 196650 Anchorage, AK 99519-6650 (907)343-7904 Ref: Proposed Septic Upgrade for Valli Vue Subdivision #2; Block 5, Lot 6, To whom it may concern: The existing 3 bedroom house is served by a community well and septic system. The septic system consists of a 1250 gallon septic tank, a seepage pit and a trench. GEG Ltd, performed the COSA inspections for the property in June 2011. Since then, the new owners contacted us regarding backup problems they were experiencing. Upon further inspection, the line from the tank to the seepage pit was found to have reverse grade (elevation difference of +1.33). We confirmed that there is 0.05' of reverse grade from the foundation cleanout to the seepage pit. In short, it is impossible to achieve gravity flow from the house to the seepage pit. This condition has existed since the home was constructed in 1974. We are proposing to install a 24" pump vault between the tank and the seepage pit to serve the drainfields. Comments regarding the design are summarized as follows: 1. SURFACE WATERS: There are no surface waters within 100 feet of the proposed septic system. 2. RESERVE CAPACITY: We are proposing to set the pump vault at least 4' below the invert of the tank and set the high water alarm at 24". This gives a reserve capacity of 35 gallons in the pump vault. We are proposing to utilize the remaining septic tank capacity to provide the additional required reserve capacity. Under this scenario, the septic tank would fill up and wastewater will rise to the invert level at the foundation cleanout. The total reserve capacity above the high water alarm level would therefore be 163 gallons. Given the fact that the system has functioned under this condition for 37 years, there should be no adverse impact associated with an isolated occurrence, such as a pump failure. On 1/30/20 we performed an initial inspection on the septic system. Upon arrival there was 63 inches of liquid in the seepage pit (installed 1975) and 24.5 inches of liquid in the trench sump (installed 1981) which only extends about 26.5 inches below the invert of the lateral. At the time of the inspection the homeowners were out of town on vacation. Several days later (on 2/2/20), after the owners had returned from vacation the liquid level in the trench was found to be several inches above what was believed to the lateral line in the sump. On 2/3/20 Arm Septic Service was hired to run a camera down the trench sump and confirm the location of the lateral. Based upon their inspection, the invert of the lateral appeared to be about 147 inches below the top of the sump pipe. Based upon this information the trench was deemed to be slightly surcharged with about 31.5 inches of standing liquid (about 1 inch above the top of the lateral) and the seepage pit had about 70 inches of liquid in it. Given the porosity of the soils in the general area, the option of chemical treatment was discussed, versus installing a new trench. The owner opted to try the chemical treatment route. The septic tank was pumped on 2/6/20 and it was discovered that there was considerable sludge accumulation in the first compartment. In short, it had likely not been pumped for an extended period. The tank was pumped/backflushed/pumped again on 2/7/20 to properly clean the first compartment. After the tank was pumped (on 2/7/20) Bill McDonald (Old McDonald's Pumping) treated the drainfields with Septiclear. Ten days later, on 2/17/20, the trench sump had 4 inches of standing liquid in it (sump only extends about 16.5 inches below the invert) and the seepage pit had about 48 inches of standing liquid in it. Readings taken over the next week showed the liquid levels gradually rising and on 2/24/20 the liquid level in the sump was about 3 inches below the invert of the lateral (23.5 inches of standing liquid), and the seepage pit had 62.5 inches of liquid in it. After contacting the property owner to discuss concerns regarding the rising liquid level, I asked them to check for any plumbing leaks. It was determined that a toilet had been running. On 3/2/20 the trench sump was dry, and the seepage pit had 52 inches of standing liquid in it. On the day of the septic test (3/9/20) the seepage pit had 50 inches of standing liquid in it and the sump was dry. After introducing 43 gallons into the trench sump the liquid level was 3.5 inches. Over a period of 95 minutes an addition 890 gallons of water were added to the sump and the liquid depth rose 20 inches (standing liquid depth of 23.5 inches in the sump). The last 535 gallons introduced only caused a rise of 8.25 inches (64.8 gallons per inch). The last 203 gallons introduced produced a rise of 5 inches (40.6 gallons per inch). The level in the seepage pit (50 inches of standing liquid) remained unchanged throughout the test, which is confirmation that the trench was not full enough to backflow into the seepage pit, and that the drainrock in the trench and seepage pit are not directly connected. The trench was allowed to "recover" for 120 minutes during which time the liquid level dropped 1.75 inches, indicating an absorption of 71 gallons. This equates to an absorption rate of 0.6 gpm. It is important to note that this absorption rate can only be achieved when the trench is filled to almost 100% (3 inches below the invert) capacity. Additional absorption could have been achieved if a test was also performed on the seepage pit. Even after chemical treatment, adequate absorption can only be achieved by filling the trench to 100% capacity. In short, although the system passed an adequacy test, the performance was marginal, but could have been enhanced by also testing the seepage pit. The sale of this home is scheduled to happen immediately after issuance of the COSA (submitted on a RUSH). It has been conveyed to GEG that the buyer is a single person. Given the marginal future loading of single resident in the home, it is reasonable to believe that the drainfield will gradually undergo "natural' recovery/rejuvenation. It is also reasonable to believe that the recovery of the drainfield/s could be significantly enhanced by installing an aeration system in the seepage pit. The installation of such a system would likely cost under $2,500 and could be done by the buyer after the sale of the home. The liquid level in the septic tank (after pumping and filling back-up) was found to be 47 inches in the second compartment of the tank. In short, the liquid level is normal in the septic tank. On the morning of 3/12/20 there was 6.5 inches of standing liquid in the trench sump and 41 inches of standing liquid in the seepage pit. (2) An adequacy test needs to be performed on the existing leaching area. This test will determine if the system is adequate according to National Standards.
