Denial of the subdivision and vacation of the sanitary sewer easement
per AWWU comments.
~0983 Talus West Addition No. 2, Bk.4, Lot 8A
Approval of the vacation of the 5-foot utility easements which abut the
west property boundary of Lot 8 and the east property boundary of Lot 9
for a total of 10-feet, subject to obtaining letters of non-objection from
the affected utility companies.
Approval of the plat, subject to:
1. Resolving utility easements.

Approval of the plat, subject to:
1. Resolving utility easements.
2. Verifying with AWWU that location of sanitary sewer easements
meet AWWU requirements and resolve outstanding assessment
issues with AWWU.
3. Showing the wetlands boundaries on the plat.
4. Resolving the need for a 10-foot buffer landscape easement along
the perimeter of the property except where driveways and or
parking areas exist.
5. Placing the following notes on the plat:
a. Access to Jewel Lake Road from Tract 1 is limited to existing
access. Access to State rights-of-ways requires ADOT&PF
approval and a current valid driveway permit.
