Box 196650 Anchorage, AK 99519-6650 Subject: Sleepy Hollow # 2 B1, L11— OSP161294 Per discussions with you and the owner who also met with you regarding the existing undocumented septic system of the subject lot, attached are the revised documents addressing the 10/25/16 comments for your review. The existing HDPE tank has been in place for 17+ years with no known issues. The additional tank cover in excess of 4' has not had any known effects and no groundwater has been observed based on groundwater readings of TH16-1. Due to the existing grade, attempting to re -grade to remove excessive fill would create a depression over the tank and install a septic tank monitoring tube would potentially cause greater risk to the tank. Therefore we respectfully request the requirements of a septic tank monitoring tube and cover in excess of 4' be waived. If you have any questions, please contact me at 868-3791 / FAX 868-3793. The purpose of the testing was to arrive at an average wet density value, which could be used to estimate the pressure on the top of the tank. The wells were tested by Arctic Pump and Service and found to produce water at the indicated rates -- Well #1 (located nearest of garage) 24 gph Well #2 (located in front yard) 8 gph Well #3 (located in back, on lot 12) dry Total production 32 gph 2. The water supply is adequate, at this time, as shown by the well flow test, for 4 bedrooms, provided proper storage and pump protection is installed for the home: Minimum requirements for a four bedroom house are for 600 gallons per day; these wells in combination produce 768 gallons per day. 3. Because Well #3, located west of the house but on lot 12, is dry, it may be properly abandoned, allowing for the installation of a replacement absorption system which should not require any waivers to permit and install. A proper design should allow the owner to brig this house into compliance with current codes. 4. The attached drawing shows the allowable area for a replacement system; however, the actual size, type and location of the new system will be dependent upon an actual soils test and the subsequent design. RECEIVE® OCT 10 1991 f -7�t yS o a_5' 2 Because there are two wells wserving this house, it will be necessary to test each well for coliform bacteria and nitrates to ensure proper water quality is available. The well flow as measured in these tests are indicative of marginal water quantity. If the owner desires to, increase the water flow, they could consider redrilling Well #2 to a deeper depth, or drilling a new well near the two existing wells. Most satisfactory producing wells in this area are 500, or deeper, where it appears that these are less than that depth. EAGLE RIVER, AK 99577 (907) 694-9098 Lot 11/12 Bk 1 Sleepy Hollow Sub #2 I am not sure what happened to the supplemental report we sent at your request regarding the options available for expanding the: well and water production on the subject property, so I am providing another copy. The existing wells, as mentioned in the original_.report, are producing at a marginal level at best, and are apparently not drilled to the same depth as other wells in the area which yield higher flow rates. Review of successful wells in the area indicate two distinct well depths, one set of wells of over 500, are common, but with yields of 1 to 2 gpm, an adequate amount for a single family residence, and another set of wells which are much shallower, in the depth range of 100' to 2001, with flows of over 5 gpm. I have been unable to locate either the well logs for existing wells or to determine the driller of these wells; consequently, I am unable to determine the depth to bedrock with these particular wells. The options to increase the water supply to this property are as follows: 1. Drill new well on Lot 11 in a location to be established such as to not restrict the installation of a new septic system. Potential problems arise in that adequate water may not be found without careful drilling methods. 2. Redrill one of the existing wells to a depth which produces water ?ti 4i:. 3a 8 V E E) FEB 0 4 1992 M LOT 11/12 BLOCK 1, SLEEPY HOLLOW SUB 02 of sufficient quantity. (to 500'+) May not produce water of sufficient quantity to warrant costs. 3. Drill new well on lower portion of Lot 12. Water wells on lots adjacent to westerly corner Lot 12 are shallow (<2001) with relatively high production. Lower costs for well drilling, but higher costs for running water line 300'-400, to house. One other advantage with new well located on Lot 12 is to free up (with proper abandonment of all existing wells) most of Lot 11 for septic system replacement area. The costs of these efforts would depend upon the depth of the new drilling, based upon the drilling at around $23 per„ -;foot. The water supply would have to be.,connected to the house',if a new,.well is drilled, with additional cost for the trenching, piping, pump(.$), and storage tank connections. The, cost to:properly, abandon the existing well on. lot, 12 is estimated to be around $1000. The abandonment requires filling the well with approved material and sealing the top portion with bentonite or concrete in order to prevent ground water from entering the casing. Before chosing which method of expanding the water supply, I would recommend consideration be given to requesting bids from several water well drillers who routinely work in this area, and to perhapse employ the use of a water witch. The current house on Lot 12 is a 4-bedroom configuration. 2. The water supply is provided by two drilled wells (refer to As - built survey of Aug 1991 by Bob Johnson). These wells are connected to a storage tank system inside the house, and provide sufficient water to meet the minimum MOA requirements for a bedroom house as shown below: 5 bedrooms x 150 gal per bedroom per day = 750 gpd 750 gpd - 24 hr = 31.25 gph Well flow = 32.0 gph 3. From review of the records on file with the MOA, the septic system was designed for only a three bedroom system. The as -built from 1982 indicates a 1000 gallon tank and a trench designed for three bedrooms; an adequacy test performed in 1985 agrees with the 1982 data. The septic system would have to be upgraded to current standards in order to meet the current house configuration of 4- bedrooms. 4. The existing well on Lot 11 adjacent to the common lot line with Lot 12 is required to be properly abandoned. The well was tested in 1991 and found to be dry, with only water accumulating from condensation in the well casing. This well is within 100, of the existing septic system, and has been since 1991. 5. There are no well logs available for any of the wells located on this property. Conclusions: The existing house appears to meet the minimum Municipal requirements for a three bedroom certification Health Authority. If you have any questions, please contact me at 562-6050.
