Pippel Addition S/D; Block 10, Lot 3 The referenced property is currently undeveloped, and the contractor/owner is wanting to develop the property. The contractor is wanting to either build a duplex or a triplex on the referenced property. The contractor would like to drill an exploratory well to determine what he can build on the property. Attached is a site plan showing the proposed exploratory well location, all the neighboring wells, all the neighboring septic systems, the available septic area on property, and the location of public water and sewer mains in the area. We have excavated test holes and performed percolation test with 7-day groundwater monitoring and have determined that the property is suitable for an onsite septic system. Given the limited area for a septic system, a MOA Cat II advanced wastewater system (with a 2 foot sand filter for the drainfield) will be required to serve the proposed structure. There is a neighboring well to the south that will be 50+ feet from the proposed septic area, but with utilizing a Cat II advanced wastewater system, we will be able to meet the required separation distance under the new wastewater ordinance. After drilling the exploratory well, the contractor will determine what he will build on the property and a septic system design will be completed.
