Prior to recording, the proposed Lot 4 for Birchwood Loop S/D must have a primary structure permitted/built on it, so the plat can be recorded. There is already an existing Quonset hut style structure that is on the proposed lot that is proposed (per contractor) to be used as an indoor horse arena. A note has been placed on the design drawing stating that no animal containment can exists within 50 feet of the well and no manure storage can be within 100 feet of the well. As part of the subdivision process, a well has been already drilled on the proposed lot and the well log/pump log should already be in the subdivision file. We are proposing that a new 1500 gallon STEP tank and dual 5-wide trench type drainfields be installed to serve the proposed 4 bedroom house. Two test holes were excavated on the property and we have provided a copy of the soil logs that are already on file with your department. The drainfields will be designed around the 30 foot radii of these test holes. Comments regarding the design are summarized as follows: 1. SOILS: See the attached log which shows the soil classifications, groundwater monitoring, and the percolation test results. 2. DRAINFIELD DESIGN: See attached design drawing for drainfield specifications. 3. SURFACE WATERS: There is a intermittent stream (surface waters) and Class"C" wetland located on Proposed Lot 4. The proposed septic system has been designed to be more than 100 feet from all surface waters and wetlands. 4. TOPOGRAPHY: The topography information (provide by S4 Group) is shown on the site plan and design drawings. Based upon this topography information, there are no slope concerns.
