Curtis, et al,
The original well was drilled “Pre 86” per the 2022 COSA by Jeff Garness, P.E. No well log exists for
this well. The code changed in 1983 that required Private Wells to be located a minimum of 75 feet
from a community sewer line and 100 feet to a sewer manhole or cleanout. The well was drilled prior
to the installation of the GA-2 Trunk line in the summer of 1987. The record drawings of the trunk line
installation show the well is located over 75 feet from the existing well. See attached. Manhole 5 on
the Trunk Line is located greater than 100 feet from the existing well. The Existing well located on Lot
1, Turtle Hills subdivision met the separation distance required at the time of its construction, and at
the time of the sewer trunk line installation. It is my opinion that the existing well can be reused to
provide potable water for the new home construction on this lot. It does not need to be abandon, nor
does a new well need to be drilled.
Please let me know if you have any questions concerning this email.

We will check the date of well drilling and the date the sewer was installed.
I originally thought to meet code, we needed to move the well. Would you entertain a waiver?

1 in a million chance, lol
Need to confirm when well was drilled and when sewer line was installed. Previous engineers
reported that the well was drilled pre 1986. Looks like sewer line was installed 1988.
Well would have had to be > 75’ from sewer line.
Not sure why Pannone originally called out that this well was to be abandoned. Steve, was there
something you saw that made you think it needed to be decommissioned?

It has been justified in previous COSAs that it meets separations to the public sewer line. It could stay
in use.
Pannone should confirm for themselves that it meets separations to the public sewer line.

Hello Curtis,
I forgot to tell Pannone to explain about and ask the following question. The existing well serving the
existing building is located too close to the building for us to connect to without compromising the
foundation of the building. We are also unsure if we will be able to run a new waterline to this
building. If we cannot get this building served by the new waterline would we be allowed to keep the
existing building served off the existing well?

Permit Request
This is a design narrative for a permit to install a private well on this property. Currently the lot is developed and has an
existing well that will be decommissioned once the new well is installed . This lot and the surrounding lots are to be
served by AWWU sewer services. Currently there are no sewer mains or private septic systems within 100’ of the
proposed well location.
The well will be located:
100’+ from any sewer main and or sewer system manhole.
100’+ from any on-site septic system.
25’+ from any private sewer lines and or clean outs.
The proposed installation will not affect the future development of this or the surrounding lots.
If you have any questions or concerns, please contact me at (907) 745-8200.
Sincerely,
SRP

G. CERTIFICATION & STATEMENT OF INSPECTION BY ENGINEER
As certified by my seal affixed hereto and as of the validation date shown below, I verify that my investigation, based
on procedures outlined in the Certificate of On -Site Systems Approval Guidelines, indicates that the on-site water
supply and/or wastewater disposal system appears to comply with applicable Municipal and State codes,
ordinances, and regulations in effect at the time of installation, unless noted otherwise.
Name of Firm Gamess Engineering Group, LTD. (GEG) Phone 907-337-6179
Engineer's Printed Name Jeffrey A. Gayness Date
In conducting this evaluation, GEG provided an engineering evaluation of the well and/or septic system in
accordance with the guidelines and regulations established by the Municipality of Anchorage and industry
practices. The reported results describe the condition of the system/s on the date/s of the evaluation.
Separation distances were measured to readily identifiable features. Hidden defects or encroachments may
exist that were not identified during the evaluation. The operational life of all wells and septic systems depend
upon a variety of variables, including (but not limited to) soil conditions, groundwater levels (that may fluctuate
during the year), quality of construction (materials and workmanship), and the water usage of the family utilizing
the systems. These conditions can vary, and are outside the control of GEG. Satisfactory test results do not
guarantee future performance of the systems; therefore, GEG makes no warranty (express or implied) regarding
the future performance of the well or septic system. GEG makes no representation whether an altemative well
or septic system can be installed on the property in the event either of the current systems fail to perform
adequately in the future. The content of this report is for the sole benefit of the person/party that retained GEG
to perform the evaluation. Reliance upon the information provided in this report by any other person or party
(including subsequent property purchasers) is not authorized, nor will it confer any legal right whatsoever.
