HomeMy WebLinkAboutTURTLE HILLS LT 1Onsite File Formerly US Survey 3043 Lot 15 52 From:Steve Pannone To:Townsend, Curtis L.; Andre Spinelli Cc:bth@gci.net; Logan Curtis; Accounting Subject:RE: OSP261135: TURTLE HILLS LT 1 Date:Tuesday, June 9, 2026 3:49:26 PM Attachments:image002.png rd014151.TIF [EXTERNAL EMAIL] Curtis, et al, The original well was drilled “Pre 86” per the 2022 COSA by Jeff Garness, P.E. No well log exists for this well. The code changed in 1983 that required Private Wells to be located a minimum of 75 feet from a community sewer line and 100 feet to a sewer manhole or cleanout. The well was drilled prior to the installation of the GA-2 Trunk line in the summer of 1987. The record drawings of the trunk line installation show the well is located over 75 feet from the existing well. See attached. Manhole 5 on the Trunk Line is located greater than 100 feet from the existing well. The Existing well located on Lot 1, Turtle Hills subdivision met the separation distance required at the time of its construction, and at the time of the sewer trunk line installation. It is my opinion that the existing well can be reused to provide potable water for the new home construction on this lot. It does not need to be abandon, nor does a new well need to be drilled. Previous engineers reported that the well was drilled pre 1986. Looks like sewer line was installed 1988. Well would have had to be > 75’ from sewer line. Not sure why Pannone originally called out that this well was to be abandoned. Steve, was there something you saw that made you think it needed to be decommissioned? The reported results describe the condition of the system/s on the date/s of the evaluation. Separation distances were measured to readily identifiable features. Hidden defects or encroachments may exist that were not identified during the evaluation. The operational life of all wells and septic systems depend upon a variety of variables, including (but not limited to) soil conditions, groundwater levels (that may fluctuate during the year), quality of construction (materials and workmanship), and the water usage of the family utilizing the systems. These conditions can vary, and are outside the control of GEG. Satisfactory test results do not guarantee future performance of the systems; therefore, GEG makes no warranty (express or implied) regarding the future performance of the well or septic system.
