Septic System Feasibility Study
Dear Debbie:
We recently reviewed the proposed plat for Cherokee Ridge Subdivision with the intent
of completing a subsurface soils study to identify areas suitable for the construction of
on site septic system to dispose of septic effluent to be generated from the houses
proposed for construction on the newly created lots. Cherokee Ridge Subdivision is
located west of Elmore Road approximately 300' north of Klatt Road. The parcel will be
divided into 4 individual lots with the surface area ranging from 43,520 square feet to
57,248 square feet.
The ground surface of the lots slopes from the east to the west at a grade
approximating 5% to 10%. Flatter areas were located on all of the proposed lots for
home sites and septic systems. Sufficient space is available on each lot for placement
of wells and septic systems to meet the 100' setback requirement.
Test holes were placed on the proposed lots in April and May of 2014. Soil assessment
and percolation testing continued during that period. Water monitoring has been
ongoing with readings last taken on October 3, 2014. To date no water has been noted
in any of the test holes. The purpose of the test holes was to assess the underlying soil
conditions and to determine whether septic systems could be placed on the lots to serve
single-family homes. No bedrock or impermeable lenses of material were encountered.
The locations of the test holes were determined in the field for use in the future for
developing septic systems. Percolation benches were constructed at various depths in
the holes, but primarily 5' to 6.5' below the original ground surface. A percolation cavity
was prepared to determine the absorptive characteristics of the soils encountered. The
cavity was presoaked in accordance with Municipal requirements and a percolation test
performed. The results of the tests are included in the attached documentation. In
every case gravel with sand (GM) with varying degrees of silt and silty sand with gravel
(SM) was encountered full depth in each hole. The percolation rate was 11.9 to 22.9
minutes per inch.

All work was completed under the direction of technicians and engineers at Pannone
Engineering Services, LLC. The results of their percolation tests and test hole logs are
included as well as the water monitoring results.
Based on our field study and water monitoring completed to date it appears all lots of
the proposed subdivision are capable of supporting an onsite septic system. A 12,000
to 14,000 square foot reserve area is shown on each of the proposed lots for septic
system construction. In addition, Test Hole Logs and a Location Map are included
which illustrate soils encountered, percolation rates and their respective location on the
individual lots.

Water Availability Study
Dear Debbie:
We have collected information on several wells in the area of the proposed Cherokee
Ridge Subdivision to estimate the possible depths and production rates of wells to be
constructed in the future on Lots 1 through 4. Field and file investigations indicate a
combination of wells constructed without the presence of bedrock to depths ranging
from 165' to 278' with a median depth approximating 240'.
The wells immediately north of Cherokee Ridge in Spielman Subdivision range in depth
from 171' to 238' with production rates of 8 gallons per minute on Lot 1 and 14 gallons
per minute on Lot 2 according to their respective well logs. The well on Lot 1 was
tested in 1990 and found to produce 5 gallons per minute according to the four hour
flow test. Both wells in Spielman Subdivision have casing the entire depth of the well.
Static water levels were found at 171' on Lot 1 and 228' on Lot 2.
The wells immediately south of Cherokee Ridge in Siefker Subdivision No. 2, Blocks 4
and 5 range in depth from 165' to 278' with casing the entire depth of all wells. The
production rates range from 15 gallons per minute on Lot 3 to 100 gallons per minute on
Lot 3 of Block 4. A flow test was performed on the well on Lot 4, Block 4 with a result of
6.7 gallons per minute. In all cases the wells studied produced in excess of 5 gallons
per minute according to well logs or flow tests performed to date.
A well is located west of Cherokee Ridge, but more than 400' away. No information
could be found regarding the construction or production of this well.

It is obvious from our study that any wells to be constructed in Cherokee Ridge
Subdivision in the future will be placed to depths approximating 240' and will probably
require casing the entire depth. The static water level in the wells will approach 200' to
220' below the surface. The aquifer serving the area will provide sufficient water to
support an additional four five bedroom homes as proposed for Cherokee Ridge
Subdivision. The production rate of the individual wells is expected to be between 4
and 6 gallons per minute. Our research also indicates the wells should function without
hindering the performance or production of the surrounding wells.
