Box 112347 Anchorage, AK 99516 Subject: Lot 9, Block 2, Mountain Park Estates Subdivision 6040 DeArmoun Road Well and Septic System Certification Dear Art: The well and septic system serving the three bedroom home on Lot 9, Block 2, Mountain Park Estates were constructed in 1966. No records are available on either system, but they have been in continuous operation since that time. No problems related to well production or effluent surfacing or backing into the house have been reported. Our initial inspection revealed the well is located in a sealed manhole in the driveway. It is located slightly more than 80' from the septic tank. Regulations in force in 1966 required a 50' separation between the well and the septic tank and absorption trench. The well has grandfather rights concerning the separation distance since it met the governing regulations in force at the time. A foundation cleanout is in place and a cleanout for the septic tank. The tank material is unknown, but thought to be steel with two compartments. The tank has been pumped from the only cleanout since it was placed in 1966. The absorption trench extends from the tank approximately 40' to the east. The ground surface slopes to the east at a grade approximating 5% to 10% and the distribution line appears to follow that slope. Our probe of the absorption trench utilizing a track backhoe revealed the depth of the line at approximately 3' below the surface. The line is perforated and appears to be plastic. We found 5' to 6' of drainfield rock under the distribution line. The rock ranged in diameter from 6" to 2'. No geotextile fabric or other silt barrier was found in the trench. A second test hole was placed to the north of the trench and extended to a depth of 15'. Soils encountered were primarily silty sand with some gravel. This material is identical to soils found on the adjacent lot to the east and approximately 60' from this test hole location. No groundwater was found and no bedrock or impermeable layers encountered to the bottom of the hole. Again, this is similar to soil conditions found on the adjacent lot. Lot 9, Block 2, Mountain Park Estates May 24, 2012 Page 2 of 2 The septic system does not meet current Municipal Codes or Regulations. It does appear to be absorbing septic effluent. The water level found in the trench was 3' below the distribution line. A substantial amount of sludge was found in the trench and it will have to be replaced prior to the sale of the property. The septic tank will also require replacement and must be moved outside the 100' protective radius of the well. At this time, however, the septic system is working and does not encroach into the groundwater. Similarly, it is more than 6' from bedrock or any impermeable soil layer. Sincerely, Michael E.
