T&E easement of Lot 2 Bradley Subdivision bity grid 2635, also known as 11292
Elmore Road, GCI WO# 22-0980-04.
This letter of non -objection in no way precludes GCI Communication Corp from
full use and enjoyment of any rights it may have within any portion of the utility
easement and or the right-of-way, including unlimited access for servicing its
facilities. Also, any additional and extraordinary costs incurred during any future
required construction, repair, or reconstruction of GCI's facilities to accommodate
any or all the encroachments shall be paid by the property owner.
By signing below, you agree to indemnify and hold GCI Communication Corp
harmless, now, and forever, for any damage, costs, expense (including
reasonable attorney's fees), liabilities and injury to any person or property

Alaska Communications has no objections to the existing water well encroaching into the 10' Telecomm. & Electric
Easement located along the northern boundary of lot 2, Bradley Subdivision, otherwise known as 11292 Elmore Rd
Anchorage, Alaska as depicted on the drawing provided by Forge Engineering.
Alaska Communications does not currently utilize this easement and has no objections to the encroachment. Alaska
Communications hereby issues this letter with stipulations to allow the encroachments of the above mentioned into the
easement
Acceptance, (your signature below), and use of this letter of non -objection by yourself, your heirs, your assigns, or your
successors, will constitute agreement to the following stipulations:
1. Alaska Communications will be held harmless, now and forever, for any damages or injury to any
person or property as a result of this encroachment.
2. Any Alaska Communications facility damaged or destroyed as a result of this encroachment will be
repaired at no cost to Alaska Communications.
3. Any costs incurred by Alaska Communications for special construction necessitated by this
encroachment will be borne by the property owner.
4. All applicable safety code regulations will be observed and maintained.
5. This letter of non -objection will in no way preclude Alaska Communications from full use and
enjoyment of its rights within any portion of this easement.
6. Alaska Communications is under no obligation to restore any structure damaged as a result of Alaska
Communications full use and enjoyment of its rights within any portion of easements or right-of-ways.

are upgraded. added to, replaced or reconstructed, Permittee shall pay that portion of'( hugach's total costs for
such modification which is reasonably attributable to accommodating or preserving the Encroachment. If'
such payment is not made within thirty (30) days of written demand for same, Chugach may terminate this
permit in accordance with paragraph 9. below.
8. Covenants -Running, with the Land. The obligations ofthe Pcrnittec arising front this permit
Shall be covenants running with the land which shall burden the Parcel and the 11crmittec's interest in the land
subject to the Easement and shall benefit the Easement.
9. I eriniriation. Chugach may terminate this permit alter the giving of thirty (30) days Written
notice of'such termination if:
a. 'I he Encroachment is enlarged, increased or extended within the real property affected by the
.ascmcnt.
b. The Lncroachment is damaged by any means to an extent ofmorc than thirty percent (30%)
of its replacement cost at the time of destruction.

Dear Mr. Benson
In response to the request for a Letter of Non -objection for the existing gravel driveway within the
easement area on the north property line of Lot 2, Bradley Subdivision, Chugach Electric
Association, Inc., (Chugach) offers the following comment:
1. Chugach has an electrical service line crossing the east end of the easement to provide electric
service to the home on Lot 1, Stymans Subdivision.
It must be your understanding that the gravel driveway within the easement area on the north
property line is at your risk, and Chugach's future use of the easement may require you to
accommodate electrical facility maintenance or construction and/or provide access across the
property for Chugach crews.
This non -objection is given without prejudice to Chugach's full enjoyment of any and all rights it
may have in and to such easement areas.
All work within the easement areas must be in accordance with the enclosed Electrical Facility
Clearance Requirements. Also enclosed for your use and information is the 811 Alaska Dig Line
utility locate call center card, and Chugach's What is an Easement? handout.

All construction shall be in accordance with:
1. The attached approved design.
2. All requirements specified in Anchorage Municipal code Chapters 15.55 and 15.65 and the State of Alaska
Wastewater Disposal Regulations (18AAC72) and Drinking Water Regulations (18AAC80)
3. The wastewater code requires inspections during the installation. The engineer shall notify the Development
Services Department per AMC 15.65. Provide notification by calling (907) 343-7904 (24/7).
4. From October 15 to April 15, a subsurface soil absorption system under construction during freezing weather
shall be either:
a. Opened and Closed on the same day, or
b. Covered, sealed, and heated to prevent freezing
Special Provisions: The test hole will be deepened prior to construction to confirm that there is not an
impermeable soil layer. Please submit stamped and signed results with the As -built Inspection Report. If the
results require a design change, construction of the system will stop pending On -Site review and approval.

Well and Septic System Design
Dear On-Site Services Engineer:
The owner of the above lot intends to build a 4-bedroom home on the property. We are submitting
this application for a permit to construct a new well and septic system. The attached site plan
identifies the location of the home and the proposed well, septic location and alternate site. No
conflicts exist between this proposed system and any other well or septic system, whether on this
lot or adjacent lots.
The ground surface on the lot slopes moderately to the southwest at grades from 5% to 15%.
Drainage arrows are shown on the site plan indicating the grade and direction of flow. Storm water
drainage will not impact this septic system. The new trenches will be constructed parallel to the
slope as much as possible. The test hole completed for the lot will be deepened to 17’ prior to
construction to verify the lack of bedrock or impermeable soil layers.
Wells on this and adjacent lots are shown. The new system will be a minimum of 100’ from all
wells and surface water, and more than 5’ away from the septic tank. The alternate site is located
more than 16’ away.
Please refer to the attached test hole logs and plan and profile sheets for the septic design. If this
design is followed, there will be no adverse impacts to adjacent properties.

Comments: This investigation was completed in compliance with MOA guidelines, regulations,
