Based upon a preliminary plat drawing provided to us by Farpoint Land Services, LLC, T12N R3W Section 21 Lot 12 is proposed to be subdivided into three lots, Nash Subdivision; Lot 1, Lot 2, Lot 3. The current lot (T12N R3W Section 21 Lot 12) has a MOA approved well and septic system. We have excavated and logged two testholes on each proposed undeveloped lot (four testholes total) that have been used to establish the septic reserve areas for the proposed subdivision. PROPOSED SEPTIC RESERVE AREAS: We have soil logs for the test holes (see attached). Per MOA Wastewater ordinance AMC 15.65.180, we are required to provide a site map showing a septic reserve area that meets the requirements set forth in Table 7 shown below: Table 7. Reserved Area Requirements Percolation Rate (minutes/inch) Reserved Area (square feet) 1 -5 10,000 6-12 12,000 13-24 14,000 25-60 16,000 The percolation rate for proposed Lot 2 was 10 and 13 min/inch. Based upon Table 7, the proposed Lot 2 requires a septic reserve area of 12-14,000 ft2. Additionally, the percolation rate for the proposed Lot 3 was less than 1 min/inch. Based upon Table 7, the proposed Lot 3 would require a reserve Area of 10,000 ft2. Attached is a site plan which shows the septic reserve areas for the proposed lots. As can be seen on the attached drawing, there are slopes greater than 25%, however, there are no slopes greater than 46%. WATER AVAILABILITY: As can be seen on the attached site plans, a private well is being proposed for water service to each property. The well will be drilled to supply water to the house. Per the COSA inspection for the adjacent lots Hane S/D; Tract 2 the well production is 5+ gpm and approximately 216 feet in depth. Additionally, per the COSA inspection report for the adjacent lot Blacktree; Lot 1, the well production was 4.2+ gpm with a total depth of 201 feet. Also, attached are the water sample results in MOA records for the adjacent lot nitrate levels. In short, we do not suspect any issues with regards to water availability or quality. NITRATE ANALYSIS: Attached is the water sample results for adjacent lots (Ptarmigan View Estates; Lot 8 - 2005, Hane S/D; Tract 2 - 2011, Blacktree; Lot 1 — 2011, Fireweed; Block 1, Lot 2 - 2014) from MOA records. As can be seen, nitrate levels were non-detectable for the 4hraa lots.
