They are already .developed and because they are smaller than the 54,450 sq ft minimum lot size required for R-6 zoning it is unlikely that -any further subdivision will occur. Box 196650 Anchorage, Alaska 99519 Subject: Lot 1&2 Shell Subdivision, Well & Septic System Permit Gentlemen: 8 2 FEB 3 9999 My firm was contacted to design and install a new septic system for the referenced lots. We conducted a field investigation to locate existing wells and septic system before excavating for a percolation test. A single test hole was excavated on October 16, 1998 for a the system design. The soils report and a percolation test result is attached. No ground water was encountered. No bedrock was encountered in the test hole. The lots are approximately 0.25 acres in size each, for a total of 0.5 acres. The new owner is in the process of combining both lots into a single lot. Lot s 1&2 slopes to the northwest at a rate of approximately 2-3 percent. The north eastern portion of the lot is steeper (approximately 5%). The proposed installation will be located on the eastern portion of the lot. Both the primary and reserve drain fields will be installed. A diverter valve will be installed after the tank to control the direction of the effluent flow. Double clean -outs will be installed after the tank and diverter valve. The proposed location is greater than 100 feet away from the proposed well serving this property and 25 feet from the water service lines. The surrounding wells are located greater than 100 feet from the proposed installation. The proposed installation will not affect the future development of the surrounding or existing lots. See the attached design. The new owner is an experienced operator and contractor. He is intending to install the system himself.
