Re: S_eets Subuivisior. Vvater System
Dear John:
In response to your request concerning the adequacy of the
water supply system for Sheets Subdivision, I offer the
following data.
Water required for the entire. 13 lot subdivision is 72 gpm at
40 psi at the intersection of Thunderbird Street and Pillow
Circle.
The water available is 136 gpm based on 60 psi at the
well, 1300 LF 4" line and 1670 LF of 3" line from the
well to the above intersection. This amount is almost
twice that required. Also, the actual pressure at the
well is 84 psi.
If we can be of any further help, feel free to call on
US.

38. S-3681
Hulse Subdivision 02
The soils on this subdivision are acceptable. The well information received
shows that the probability of obtaining water is good. It is recommended
that lot 6 be combined with one of the other lots since the slope on this lot
is so steep that sewage may come out the aide of the slope where a sewer
system would be installed.
Also, a small stream of water flows through lots 1 and 2. This stream of
water should be located on lots 1 and 2 before a determination of whether
lot 2 should be allowed to exist or not.
39. 5-3682 Juhnke Subdivision
Approved water and sewer systems already exist on the proposed
lots and the lots meet our requirements.
40. S-3683 Bob Wells Subdivision
The preliminary soils information was good and a field check showed that
while parts of the steeper lots would be too steep for installation of on-site
sewers enough of each of the lots had acceptable ground to meet our
requirements. The one exception to this is Lot 1, Block 2, which does not
meet the state requirements for lot size for on -sits: sewer and water. If
this lot exists as is it will require public sewer or water before
development. A note to this effect should be placed on tho plat.
41. 5-3698 Sheets Subdivision
Soils tests required on each lot before final approval and public water
will need to be provided to each lot or the lot sizes increased to
accommodate both on-site sewer and water. The preliminary soils
provided are acceptable (100 to 175 square feet/bedroom to 10 feat deep).
42. S-3684 I3LM Lots 116A and 1166, Section 8, T15N, RIW
The well and sawor information provided is acceptable (two (2) homes
exist on these lots) .
43. 9--3672 Pellissier Subdivision
Soils are good. This is in an area where many other wells have been
successfully drilled.

Sheets Subdivision, Chugiak e- Owner, Don Sheets
Dear Mr. Strickland:
This water distribution system is an extension of the existing
system for the subdivisions of Eklutna West, Dawn & Eklutna
Heights, owned by Bobby Mounce, Box 182, Chugiak, Alaska. As
this is an extension of an existing system, I have not included
any well data or bacteriological and chemical analysis data.
The accompanying plans, specifications and design data are
submitted for your approval of the system. The subdivider, Don
Sheets, is in the process of entering into a subdivision agreement
with the GARB.
If any further information is required, please contact me.

We have received and reviewed the plans and other information
pertaining to the subject water system. The submitted infor-
mation satisfies the requirements of this department. Enclosed
with this letter is a certificate approving operation of the
system.
I am also enclosing a set of the State Drinking Water regula-
tions. These regulations outline certain parameters that op-
erators of public water systems must monitor. Specifically,
the regulations require you to sample the water once a month
for coliform bacteria. The analysis is run by a state labor-
atory but you must collect and turn the sample in to them.
You should contact the lab (274-1602) for information on ob-

these regulations, please feel free to call.

ENGINEERING REPORT
SHEETS SUBDIVISION - WATER SYSTEM
PETERS CREEK, ALASKA
TO WHOM IT MAY CONCERN:
This subdivision consists of 13 lots which was originally planned
to be served by water from the Eklutna West Subdivision across
the New Glenn Highway in Peters Creek, Alaska. The owners, Mr.
& Mrs. Densen, elected to close the connecting link from the
water distribution system in Sheets Subdivision to Eklutna West
Subdivision and develop a separate water source as shown on the
location map page 3. McKay Well Drilling completed a six inch well
on August 29, 1977 as shown on the well log page 14 and test pumped
it with equipment having a maximum pumping capacity of 45 gpm. On
October 10, 1977, the previous engineer employed for this project,
Stephen Kurth, gathered samples for analysis and also determined
by extensive testing the output of the well to be 55 gpm.
The system is herein designed to supply a total of 32 units placed
on the 13 lots of Sheets Subdivision as follow:

For reference in considering storage and pumping capacity please
see Community Water System - Source Book, 5th Edition 1971 by
Joseph S. Ameen.
The amount- of pumping and storage capacity is determined from
'.Cable XIV page 50. For 32 units the GPM(gallons per minute)
per Residence is 3.7 (Instantaneous Water Demand).
Total pumping capacity required equals number of units times the
Instantaneous Water Demand:
32 units x 3.7 gpm = 118 gpm
1
Page 2 (Engineering Report - Sheets Subdivision - Water System)
Total required storage capacity equals total pumping capacity
required less maximum well production times a period of at least
20 minutes:
118 gpm - 55 gpm x 20 minutes = 1,260 gallons
The design as submitted hereinafter consists of a high -low pressure
system to facilitate the required maximum pumping rate of 118 gpm
and 1,260 gallons storage as shown on page 10. However, the
owners, Mr. & Mrs. Densen have elected to develop the well system
in stages to be commensurate with their development of the lots
in the Subdivision. Currently a total of twelve units are being
constructed. According to the storage requirements on page 10,
with a vacancy factor of 92% the well is capable of handling the
demands. A schematic drawing on page 9 shows the existing stage
development installation. The Densens have consented to signing
the statement on page 8 wherein they state that they recognize
the required storage and pumping demands and will develop the well
according to the requirements of page 10.
The easements for the well house and protective well radii are
being handled separately from this submittal. The intent is to
refile the Sheets Subdivision Plat with the designated easements,
required signatures of current property owners and the proper
language for restrictions within the well radii development.
The chemical and bacteriological tests as collected by Stephen
Kurth and submitted previously proved safe and adequate thus no
treatment and/or disinfection facilities are required at this time.
