All required landscaping to be installed by the owner/developer at the time of development, and maintained by the homeowner's association for the life of the use." (b) "All areas of the common area not devoted to buildings, structures, parking areas, courts, walkways, specialized areas for sport and game activities and driveways shall be covered by one or more to the following: lawn grass, shrubbery, trees or undisturbed indigenous vegetation." (c) Address responsibilities for common areas. (d) "This is a cluster development governed by AMC 21.50.210 and by the approved cluster site plan on file with the Department of Community Planning and Development." (e) "Any fencing shall be along or within property lines only, and shall not encroach into designated open space."
