This is a small lot with no conflicts. A new trench is planned + new 1000 gallon septic tank. A previous Permit was granted in 2006. No adverse impacts are expected from trench/tank construction. No conflicts to the other lots will take place by this septic system construction. A previous soil test reveals Sand w/Gravel. An application rate of 1.2 GPD/FT². Trench Length = 250 FT²/5 x .5 = 25 trench, 4 effective. A new 1000 gallon septic tank will be installed; MOA bedding spec. Measure well radius prior to construction. Nearby neighbor wells demonstrate no bedrock to near 200 depth, likewise no bedrock observed in nearby testholes. Lot 3 to the north has a deep trench & soil log to 17 depth with no impermeable layers, similar to Lot 4 directly westSlopes are steeper near Eagle River Road & lessen below the lot. Specification Requirements: All components and work must comply with the Municipality of Anchorage Specifications (AMC) & State of Alaska Drinking Water Regulations and Wastewater Regulations.  Two compartment, New 1000 gallon septic tank. Install Double Cleanouts. MOA- Spec Material Under Tank.  10 minimum between the tank trench, tank to house. 10  to property lines,  3 of cover or insulation is required for trench; 2 Minimum thickness for insulation can substitute for 1 cover.  Tank & solid pipe must be set on well compacted, stable soil.  4 inch diameter cleanouts with airtight caps are required 1  to 4 from foundation wall, prior to any 90 degree bend in 4 inch line, in each tank compartment, and two adjacent opposing cleanouts between the tank and the absorption field, not more than 10 from the tank positioned to provide cleanout access towards the tank and towards the absorption field.  All cleanouts must extend to at least ground level.  In solid pipe runs, ASTM D-3034 may be used in lieu of cast iron.  Trench to be placed level, minimum of 4 to groundwater, 6 to bedrock from drain- rock.  Drain rock to be ½ inch to 2 inch screened. Two soil tests revealed excellent soil. Due to the small size of the lot a lot line waiver to 1 foot is requested. Most of the neighboring lots are developed. This site should not negatively impact any of the other area lots. The lot slopes to the south at about 10%. Please review the wastewater system design for the single family home. I have included design plans & specs, design guidelines, & soil tests. If there is need for additional information or clarification please give me a call. The owners now desire to develop the property for a 4 bedroom single family home. This requires a new 1250 gallon septic tank. The lot is only about 8,000 FP, but due to the good soil a system has been designed. A F lot line waiver is being requested to the lot lines. The neighborhood lots have been developed. The 100 foot separation will be maintained on the new septic system. No adverse impacts are expected from developing this lot. The proposed water well is located on the drawing as are the neighboring wastewater systems & water wells. The lot slopes to the south at about 10%. No conflicts to any neighbor lots is anticipated. Two soil tests were conducted. A sandy soil with good percolation rate will be utilized; 1.2 GPD/FP.
