Box 196650 Anchorage, AK 99519-6650 RE: Septic System Inspection Report - Lot I of Dunn Subdivision To Whom It May Concem F. Robert Bell and Associates (FRBA) was retained by B711 Construction, LLC to provide third parry inspection services on the above referenced septic system construction. Two inspections were performed by FRBA: The first inspection took place on January 12, 2006. The primary (east) drainfield excavation was essentially completed, and washed rock was being placed in the north end to keep the trench from caving and to maintain system integrity. The bottom of ditch elevation was being maintained with a laser level. I was present to witness the installation of the washed rock for approximately 40 feet of this excavation The septic tank had been installed and connected to the building, all of which bad been bedded and compacted, but not backfilled. Cleanouts for the septic tank had been installed. The second inspection took place on January 13, 2006. The primary drainfield construction was completed. All washed rock had been placed and piping was installed from the tank to the end of the trench. Washed rock was placed to 2 to 4 inches above the top of the piping. Ocofabric was placed on top of washed rock ready for backfill. The reserve trench (west) had been excavated and the north end of the trench was in the process of being filled with washed rock, again to keep the trench from caving and to maintain system integrity. Piping from the valve, which was installed, to the end of the reserve trench remained to be completed. A final inspection was performed on January 13, 2006. All of the reserve trench piping, bedding and geotextile were in place and ready for backfill. The lire from the house to the tank and the septic tank was insulated with 2" of direct bury board foam as frost protection, in addition to the 5 feet of earth cover. Through all three inspections, we found the construction to be in compliance with the plans and specifications as approved by the MOA for this project. Box 196650 Anchorage, AK 99519-6650 RE: Lot 1A Dunn Subdivision MOA Permit No. SW 040453 Dear Joe General I have been retained by Mr. Ken Jensen as the Engineer of Record on the above referenced project It is my understanding that the original engineer, Kirk Miller, is now currently residing in Juneau. We are proposing a few minor modifications to the original design, relating only to the size of the tank and the layout of the drainfield. The original trench sections and details have not been modified and as such, are not included in this submittal. The changes we are specifically proposing are as follows: 1. Install a 1,500 gallon septic tank in lieu of the specified 1,250 gallon. This will provide additional pre-treatment and liquid capacity to ensure the life of the system. 2. Install a single, 76 LF trench in place of the dual, 38 foot trenches as designed. This will allow for a less intrusive drainfield footprint on the property, and will allow for more reserve area for future replacement drainfields. Please note that the dual trench configuration was at the request of the previous property owner, and was not required for system performance. 3. We will construct a duplicate, 76 LF trench as the reserve drainfield at this time. Flow to the drainfields will be controlled by a'Bull Run* valve. These modifications are detailed on the attached site plan. Soils Please refer to the original submittal for soils testing information. The location of the test holes have been verified and are detailed on the attached site plan Septic System Design Please refer to the original submittal for design calculations. Water Supply The properties directly to the north and west of the subject property are currently served by city water. The lot directly to the east, Lot 2A Dunn, is currently served by well and septic. The location of Lot 2's well and septic components are shown on the original submittal. The well for the subject property was installed this fall and its approximate location is shown on the attached site plan. Surface Waters No surface waters exist within 100 feet of the subject property. Topography The lot slopes from north to south, primarily in the area near the middle of the lot, where the house is located. The areas for the well and drainfield are predominantly level. Closing The proposed modifications are merely layout changes, and will allow for better use of the property for the current and any future wastewater systems. I am unaware of any adverse impacts this installation would have on any existing adjacent wells or septic systems. You should be aware of the following conditions which will likely be required for approval and construction of your septic system: ■ Your septic tank should be designed for bury depths in excess of 6'. A thicker wall tank is needed The manufacturer will have a standard design for.these depths. ■ A minimum of two site inspections will be needed during construction of your system. The first inspection will be needed immediately after excavation and prior to installation of any drain rock or pipe components. The second inspection will be needed after installation of the pipe and cleanouts and prior to backfill. The MOA will likely not provide this service; however, they are still to be contacted a minimum of two hours prior to inspection times so they may also visit the site. Your application to the MOA for construction of the water well will also be needed prior to approving your septic plan. Your well driller should be able to help you with this requirement if needed Page 1 of !�I ON-SITE SEPTIC SYSTEM NARRATIVE Location: Lot M Dunn Subdivision Owner/Client: Craig-Briske ZrI -T /JSe09 Engineer: Kirk D. Date: /a//3/p L/ in accordance with MOA Ordinance - Chapter 15.65 (Wastwater Disposal Regulations), the following narrative is submitted as part of the design for the on-site septic system proposed for Lot IA, Dunn Subdivision. Lot IA is bordered on the north and west by developed properties which are served by public sewer and water systems. Lot 2A which borders on the east, is also developed as a residential property, but is served by a on-site septic system and water well. Public utilities for sewer and water is not available to Lots I and 2A. Lot I is fronted on the south by Abbott Road which includes a paved bicyclelpedestrian pathway. The lot is partially wooded Existing development on Lot IA to date consists of rough clearing and construction of a dirt access toad into the lot from Abbott Road Grades and elevations are indicated on the attached site plan and survey drawings. The water well has not been constructed. Services performed as part of this submittal include design of the proposed on-site septic system only. Test pits and percolation tests were performed on March 8 and April 6, 1997. Frozen soils were only encountered in the top 12" of soil. Evidence of frost was not observed at the locations and depths where percolation tests were performed.. The test pits were excavated by the owner in the presence of the engineer with a John Deere, 410B backhoe. In general, the soils consist of silty sands and sandy/silty gravels. Presence of clay materials, groundwater or impermeable surfaces are not evident The sandy gravel materials are dense and contain cobbles ranging in size to about 8". Percolation testes were performed in accordance with all applicable requirements as outlined in the MOA `Falling Head Percolation Test Procedure". Two test pits, which are identified as TP 1 and TP2, apply to the design of the proposed septic system. A third test pit, TP3, was excavated on the west side of the driveway. Preliminary percolation testing indicate the soils in this area may have a rating of about 30 minutes per inch which was considered less than desirable in view of the better soils found in Test Pits 1 and 2. 6" diameter, perforated monitoring pipes were placed in each of the test pits prior to backfill. Return site inspections have not revealed presence of groundwater to date. The monitoring pipes are still installed. Page 1 of 2 Two percolation rates were determined as outlined on the attached calculation sheets. An average rate of 10 minutes per inch was selected for design of the wastewater disposal system. The proposed design consists of a deep trench system as outlined on the attached drawings. A two line system was selected based on site and disturbance considerations by the owner. Each line is 38' long and is separated by 10' (clear distance between edge of trenches). Ample room exists for a replacement system immediately to the east as indicated on the attached site plan All components of the system meet minimum water.well separation distance requirements for the both the existing neighboring water well on Lot 2A and the proposed new well for Lot IA. Separation distances are also satisfactory with regard to roads, property lines and easements. The surface of the disposal site will require minor grading work to maintain uniform drainage away from the drain field as noted on the plans. Drainage will generally be towards the new driveway and the Abbott Road side of the property. For details not noted on the plans, the following information was submitted to the client for construction for the proposed on-site wastewater disposal system: ■ Typical Deep Trench Requirements and Specifications, AMC 15.65 (MOA Handout) ■ Standards and Specifications for Component Parts and Materials Used in Construction of On -Site Wastewater Disposal Systems (MOA Handout, dated 1/91). ■ Geotextile separation fabric between the drain rock and trench backfill material shall be a non -woven general purpose filter fabric such as: "AMOCO 4546" or approved equal. By evidence of the visual observations and percolation tests performed for Test Pits 1 and 2, it appears the site is well suited for the attached system design.
