SUBJECT: Comments on Cases due January 12, 2004
The On -Site Water & Wastewater Program has reviewed the following cases and has
these comments:
S-11217-1 Kincaid West Subdivision
The on-site well and wastewater disposal systems serving this property
have not been permitted nor approved by the MOA. Prior to approval of
this request, these systems must be shown to meet municipal requirements.
S-11218-1 Hulquist Subdivision
Proposed Lot 4C needs to have a soils investigation and a reserve area
shown because this action reduces this lot in size.
S-11219-1 Carpentier
No objections.

No objections.
S-11222-1 The Woodlands
Information to satisfy the requirements specified in AMC 21.15 and AMC
15.65 must be submitted for each lot of this proposed subdivision. This
information must include, but may not necessarily be limited to:
1. Soils testing, percolation testing and groundwater monitoring must be
conducted to confirm the suitability for development using on-site
wastewater disposal systems. Ground water monitoring must be
conducted during high ground water season in either the fall (October)

a. Access to a State owned road requires ADOT & PF approval, and a
current valid driveway permit.
b. Buffer landscaping meeting the requirements of AMC 21.45.125.C.2
shall be installed and maintained within the buffer landscape
easement for the life of the property by the property owner or his/her
designee.
C. Arterial landscaping meeting the requirements of AMC 21.45.125.C.4
shall be installed and maintained within the arterial landscape
easement for the life of the property by the property owner or his/her
designee.
7. Submitting an as -built survey to Zoning Code Compliance with respect to
the proposed lot lines, to verify compliance with yard setbacks.
8. Installing the landscaping prior to final plat approval, or guaranteeing it's
installation under chapter 21.87 (subdivision agreement) or by other
performance guarantees acceptable to the authority.
9. Resolving with the Planning Department the need to process a minor
amendment to the conditional use for a beverage dispensary license, to
change the legal description on the license.
10. Submitting parking calculations and a parking layout to Zoning Code
Compliance to verify compliance with AMC 21.45.080.
11. Providing a landscaping plan to Zoning Code Compliance showing details
of refuse screening and the location and type of plant materials used to
satisfy the landscaping requirements of AMC 21.40.180.N and 21.45.080.
