The purpose of the soils investigation was to determine the suitability of the discovered soils for the construction of an on-site soil absorption septic system for single-family house. The soils investigation and percolation tests were conducted on November 3, 2005. Two test holes were excavated on the lot. The attached soil logs shows that we encountered a variety of soils in the test pits. I have attached the soil logs for your reference. The soils we encountered in these test pits appear to be acceptable for a soil absorption system (the gravelly silts between approximately three and ten feet below ground level with a percolation rate of approximately 80 minutes per inch.) Ground water was not encountered while excavating the test holes. The ground water stabilized at a depth of 8.9 feet in test hole one and 10.3 feet in test hole two after ten days of water monitoring. The Municipality of Anchorage Regulations govern for single-family homes, and require a minimum of four (4) feet vertical separation between the bottom of a soil absorption system and ground water for a conventional system, six feet (6) to bedrock or other impermeable layers (tight silts and clays) and must be located greater than 100 feet horizontally from any surface water (Creeks and ponds). Additionally, the accepting soils must have a percolation rate of less than 120 minutes per inch. A lot must have room for a primary and reserve soil absorption system. In conclusion, the soils investigation shows that a soil absorption. system can be installed on the subject lot based on the soils discovered, the percolation test performed, and the ground water monitoring conducted to date. The soils encountered are poor percolating soils with a rate measured at 80 minutes per inch. The only soil absorption system that is allowed to be installed in soils having a percolation rate of greater than 60 minutes per inch and below 120 minutes per inch is a next generation type systems (Advantex or equivalent). The estimated engineering cost would be approximately $3,000 and the installation cost by a MOA certified Septic System installer would be approximately $20,000 to $30,000 for a next generation type system. This information must include, but may not necessarily be limited to: 1. Soils testing, percolation testing, and ground water monitoring must be conducted to confirm the suitability for development using on-site wastewater disposal systems. Ground water monitoring must be conducted during high ground water season in either the fall (October) or spring (May). 2. Areas designated for three wastewater disposal system sites must appear on the final plat for proposed Lot 1 and Lot 2 and must meet all criteria specified in AMC 15.65 including slope and slope setback requirements for the lots. The six wastewater disposal system sites shall be shown to scale on the final plat. 3. There must be a plat note that designates the maximum number of bedrooms allowed in the proposed dwellings on Lot 1 and Lot 2. 4. The purpose of the soils investigation was to determine the suitability of the discovered soils for the construction of an on-site soil absorption septic system for single-family house. The soils investigation and percolation tests were conducted on November 3, 2005. Two test holes were excavated on the lot. The attached soil logs shows that we encountered a variety of soils in the test pits. I have attached the soil logs for your reference. The soils we encountered in these test pits appear to be acceptable for a soil absorption ( system (the gravelly silts between approximately three and ten feet below ground level with a percolation rate of approximately 80 minutes per inch.) Ground water was not encountered while excavating the test holes. The ground water stabilized at a depth of 8.9 feet in test hole one and 10.3 feet in test hole two after ten days of water monitoring. The Municipality of Anchorage Regulations govern for single-family homes, and require a minimum of four (4) feet vertical separation between the bottom of a soil absorption system and ground water for a conventional system, six feet (6) to bedrock or other impermeable layers (tight silts and clays) and must be located greater than 100 feet horizontally from any surface water (Creeks and ponds). Additionally, the accepting soils must have a percolation rate of less than 120 minutes per inch. A lot must have room for a primary and reserve soil absorption system. In conclusion, the soils investigation shows that a soil absorption. system can be installed on the subject lot based on the soils discovered, the percolation test performed, and the ground water monitoring conducted to date. The soils encountered are poor percolating soils with a rate measured at 80 minutes per inch. The only soil absorption system that is allowed to be installed in soils having a percolation rate of greater than 60 minutes per inch and below 120 minutes per inch is a next generation type systems (Advantex or equivalent). The estimated engineering cost would be approximately $3,000 and the installation cost by a MOA certified Septic System installer would be approximately $20,000 to $30,000 for a next generation type system.
