Approval of the plat for 18 months subject to the following conditions:
Resolving Utility Easements.
Resolve with Land Use Enforcement the current and proposed
�K disposition of all structures on the property, and any nonconforming
rights that may exist
�O-fig-OS Resolving with Land Use Enforcement the need to establish
nonconforming rights, obtain a variance, or relocate the l0k12' shed
located in the front yard setback to a conforming location.
4. Entering into a main -line extension agreement with AWWU to extend the
water system to front the entire lot
Advisory Note: A sanitary trunk assessment will be levied by
AWWU as a result of completion of this platting action.
5. Resolving with AWWU, the location and need to disconnect any unused
L� or unnecessary water and sanitary sewer connections.
C Resolving with ADEC the need to decommission any on-site utilities and
df provide justification prior to recording of final plat that on-site utilities
have been decommissioned if found to be required
I d I 7. Resolve with Municipal Traffic Engineering and PM&E the need to enter
into a subdivision agreement with Private Development for any public
improvements that are required that may include but are not necessarily
limited to right-of-way construction, drainage improvements, erosion and
sediment control, telecommunication and electrical, water and sewer,
and landscaping.
8. Placing the following note on the plat:
a. Driveways shall be located no less than 50' from the Brandon
Street/Silver Fox Lane Intersection.

The On -Site Water & Wastewater Program has reviewed the following cases and has
these comments:
511417-1 Thomas W. Sperstad #1 Subdivision
1. This office must be satisfied that all existing on-site wastewater
disposal systems and water wells on lots 14, 15, and 16 are
decommissioned permanently in accordance with AMC 15.55 (Water
Well Code) and AMC 15.65 On -Site Wastewater Disposal Code.
2. Proposed new lot shall be served by public sewer & water.
