Box 196650, Anchorage, Ak 99519-6650 (907) 343-7904 Ref: Proposed Well for Cousens Subdivision; Tract B, Lot 2, To whom it may concern: The existing 1 bedroom house is served by a subsurface water collection system and a private septic system. The existing septic system was installed in 2007 and approved by your department. The subsurface water collection system does not meet municipal standards and is required to be upgraded. Attached is a site plan and a design drawing showing the proposed well location. Due to the shallowness of bedrock in the area, the water service line must be installed in arctic pipe and utilize heat trace. The water line will have the equivalent of 10 foot burial depth. Attached are detail drawings showing the proposed construction of the water service line. We request a well permit be issued for the refemced property We are unaware of any adverse impacts this installation would have on adjacent wells or septic systems. If yohave any questions, please contact us at 337-6179. Thank you for your assistance. ' I M.S. NOTE. A topo plan and section drawing is enclosed showing the 25% intercept line at 35 -foot distance from the field. Soils The underlying soil consists of a well -graded mix of sand and gravel with few fines. Soils tests revealed no evidence of mottling and no ground water has been observed during monitoring. Percolation tests show a permeability rate that is in the most desirable range, 1 to 2 minutes per inch. Drainfield Constuction The drainfield consists of a single 46 -foot run of infiltrator chambers. The drainfield trench was excavated to approximately 24 -inches below grade (12 -inches into the sand/gravel layer). The bottom surface was scarified and covered with 6 to 18 -inches of filter sand. The sand was leveled and the chambers were placed on top. The chambers were covered with a geotextile fabric and 2 -inches of rigid insulation before backfilling. Monitoring pipes were placed at each end of the runs. Operations/Maintenance This system is expected to produce a high quality of effluent due to the following: • Oversized and insulated HDPE septic tank. • Effluent is discharged over filter sand • Open chamber drainfield system allows for better aeration • Well -graded sand/gravel soils allow for good filtration and percolation rates Scarified surface area of the native soil is protected from fouling due to suspended solids by the layer of filter sand. Passage of solids to the bed does not fail the entire surface at once, it will occur in stages, and as long as effluent finds a passage through the sand it can reach the bottom percolation area. This system protects the receiving soil interface from fouling and is much less likely to surcharge. The entire sand surface can be regenerated by excavating and removing the infiltrator end caps and raking the top of the sand. A preliminary plat is being developed to divide the property into two 2.8 acre lots with a residence on each. Before the preliminary plat is submitted, both residence wastewater systems will be permitted and modified to meet current M.O.A. requirements. Existing Water Supply Both residences are currently supplied with water from a subsurface source accessed by excavating into a shallow rock face. The water supply is located near the center of Tract B and is a minimum of 100 -feet from the planned septic systems (see the site plan submitted). The collection cistern consists of a reinforced concrete vault covered with an insulated wood structure. The maximum output of the system is approximately 200 gallons per day. Proposed Water Supply After the property is subdivided, a water well will be drilled in the vicinity of the existing water supply, maintaining the 100 foot separation distance from the new wastewater systems. Residence No. 1 will be supplied with the new well and residence No. 2 will continue to use the existing water source. A preliminary plat is being prepared to divide the property into two 2.8 acre lots with a residence on each. Before the preliminary plat is submitted, both residence wastewater systems will be permitted and modified to meet current M.O.A. requirements. Residence No. 1 is located on the west side of the tract and has a I -bedroom, 1100 s.f. residence. A new addition is planned to increase the unit to 3 -bedrooms. A new septic system will be' constructed consisting of a 1300 gallon 2 -chamber tank, cleanouts, and infiltrator chambers. The existing septic tank will be pumped and filled with sand and gravel. Residence No.2 is located on the east side of the tract and has a 1 -bedroom, 770 s.f, residence. The existing septic system will be modified to include cleanouts and a new drainfield using infiltrator chambers. The existing septic tank is functioning properly as the sludge level in the first chamber was measured at 6 -inches of depth. Site Conditions This tract of land is sloped uphill from the road frontage at an average of 25 to 30 percent. Excavations have been done on both sides of the tract showing consistent soil conditions throughout. Several of the uphill cuts for access roads have been excavated to bedrock and no seasonal subsurface water has appeared in these cuts over the past 20 years. The soils are well - graded sand and gravel that percolates well. The existing septic leaching pits have been accepting effluent flows with no visible problems or adverse effects. The tract of land is bordered on 2 sides by the Chugach State Park. The third boundary borders a 100 -foot road right-of-way for the Eklutna Lake Road which is now paved. The proposed drainfield designs are expected to perform well as the soil in the area will provide excellent filtering of the effluent. The top 3 -feet of soil will provide a high degree of treatment ( Metcalf & Eddy).
