Pollack Homestead Subdivision Septic System Design and Permit Application Impacts to Adjacent Properties Dear Onsite Services Engineer: The owner of the subject lot intends to upgrade his existing home to include a new four bedrooms. We are therefore requesting a permit be issued for the construction of a new septic system to accommodate the home. The attached Site Plan and backup documentation identify the location and configuration of the existing well and proposed septic system along with the alternate site. The existing septic tank was placed approximately 4 years ago without a permit. We are requesting the permit be issued to include this tank. It will be uncovered and inspected and verified suitable for continued use. A waiver to the set back distance of 100' from Little Rabbit Creek is also included with this permit application. Mitigation in the form of berms will be included to insure any surfacing effluent from the septic tank will travel at least 100' prior to discharge into Little Rabbit Creek. The berms will be revegetated with grass and groundcover to prevent erosion. The berms will be inspected and determined to meet design criteria prior to submittal of the inspection report. No conflicts exist between the existing well and proposed septic system and wells or septic systems on adjacent lots. Drainage arrows are shown on the site plan showing the grade and direction of flow on the lot. The drainage pattern will not be changed as a result of this project. The test holes placed on the lot in the area of the absorption trench and alternate site indicate the presence of silty sand with some gravel. The percolation rate of the material was determined to be 4 to 4.8 minutes per inch. Groundwater was found during the placement of the test hole and none was noted during the monitoring period. An application rate of 1.2 gallons per day per square foot was used in the design of the absorption system. We are proposing to place a new 500-gallon add on lift station and 2 new 25' long by 5' wide by 4' effective depth absorption trenches to treat and dispose of the effluent generated in the house. The elevation of the distribution line in the absorption trenches will be 1' below the existing ground surface and the total depth will be 5' below ground. A minimum of 3' of fill or 2" of insulation and 2' of fill will be placed Tract B, Howard W. Pollack Homestead May 6, 2016 Page Two over the absorption trench and 4' over the new lift station. The ground surface on the lot in the area of the absorption trenches slopes to the south at a shallow grade. The new trenches will be constructed parallel with the contours of the slope as much as possible in conformance with Municipal requirements. The new septic system will be constructed a minimum of 100' from all wells and any surface water and 10' the proposed and existing water services in the area. If the system is constructed in accordance with our design the following statements apply: The system, if constructed as designed, will have no adverse impact on the wells in the area or those to be constructed in the future. The system, if constructed as designed, will have no adverse impact on existing septic systems in the area or those to be constructed in the future. The system, if constructed as designed, will have no adverse impact on reserve space, either surface or subsurface, on any lots located in the area. Pollack Homestead Subdivision Septic Tank and Lift Station to Surface Water Waiver Dear Onsite Services Engineer: Very little surface area is available for construction of a septic system on Tract B, Howard W. Pollack Subdivision due to the location of the well on the lot and the presence of Little Rabbit Creek. The new absorption system is designed for placement more than 100' from Little Rabbit Creek but the septic tank is only 68' from the edge of the stream and the proposed lift station is 75' from the stream. A waiver is therefore necessary from the 100' setback required by Municipal Ordinance. We are proposing to construct a berm to the south of the septic tank and to insure any overflow of septic effluent will travel a minimum of 100' prior to discharge into Rabbit Creek. The berms will be revegetated with topsoil, seed and groundcover to prevent erosion. The berms will be inspected and approved prior to the submittal of the inspection report for the new septic system. It is unlikely the septic tank or lift station will overflow, but the berm will insure no contamination can occur to Little Rabbit Creek. We therefore request a waiver be issued allowing the septic tank to remain in its current location at 68' from Little Rabbit Creek and the proposed lift station to be 75' from the stream.
