One of the conditions was that we resolve the need for soils information with you. A copy of the preliminary plat and Conditions of Approval are enclosed for your information. The site is zoned Heavy Industrial and is used for a gravel transfer operation by Earth Resources. Gravel is hauled in by train, stockpiled, and then distribution by truck. There are no plans to change this use in the near future except for the possibility of expanding the storage area for equipment and building materials. There is no need at this time for public sewer at the site. Sewage for the workers in the area is handled by lporta-cans.ll This method of waste disposal more than likely wi~l~c.ontinu~ until public sewer is available closer to the site and the land use changes. The reason the property is being subdivided is because the partnership that owned the entire parcel has split up. The land is generally overlayed by peat and without a soils investigation, I would assume there is a shallow water table. We don't feel that under the circumstances it is necessary to demonstrate the feasibility of on-site sewage disposal other than porta-cans.
