RE: EQUESTRIAN HEIGHTS RESUBDIVISION
This letter is in response to your October 15, 1993, letter
requesting information on necessary improvements for the
development of 50 acres in Equestrian Heights Subdivision. Public
Works has identified subdivision requirements based on improvement
standards found in Anchorage Municipal Code, Title 21, Sections
21.80 and 21.85. After reviewing the draft proposal/s, Public Works
Engineering would make the following recommendations to the
Platting Board on this subdivision:
Construct Pickett Street adjacent to the subdivision to
rural peripheral standards (24 foot wide gravel), with a
temporary turnaround on the south end.
Construct the cul--de-sac to rural interior standards (20
foot wide gravel).
Dedicate a 50 foot radius cul-de-sac bulb at the end of
Northfield Drive.
4. Dedicate 30 feet of right-of-way for E. 142nd Avenue
along the north property line (construction of all or a
portion may be required).
Drainage requirements will be made based on the overall drainage
plan for the development and a drainage impact analysis. Without
this information, it is difficult to determine the drainage
requirements.
Regarding the requirements for septic systems, contact John Smith
of the Department of Health & Human Services at 343-4360.
Please understand that the recommendations discussed above are not
the final platting requirements. The Platting Board makes the

final determination on plat conditions, and other conditions could
be added with a more thorough review of the preliminary plat
application.
