Municipality of Anchorage April 1,1986 re: Proposed Christopher Heights Addn 1, Lots lA & lB Dear Mr. Morris, As you requested the following is a summary of the soil conditions on the above mentioned two lots. Figure A shows the location of seven test pit locations. The soils log of test pits 1,3,5, & 6 are enclosed. Test pits 2 & 7 are both similar with 18" of omganics overlaying silt to a depth of 12 feet. Test pit 4 was dug to check the status of the abandoned creek. T.P. 4 consisted of 30" of peat overlaying silty clay to a depth of 9 feet. Test pits 2,7, & 4 were dry at the time they were dug however they are not suitable for on-site septic systems due to high perk rates and/or silty clays. The existing single family residence on lot lA is situated on a knoll which slopes downward toward the North, East & West. The test pits (1,3 & 6) taken on or on the side of this knoll have gravels or sand present. The other test pits taken the lower areas all have silts or clays present. Based on bo~h the topography and the soils data available I estimate the area that would be suitable for on-site septic systems weuld be that area west of the abandoned creek and south of an east-west line drawn between test pits 1 & 3. Municipality of Anchorage 4/15/86 re: Proposed Christopher Heights Addn. 1, Lots lA & lB Dear Mr. Morris On proposed lot lB there is a low area that a "creek" used to run through. During last summer (1985) the owner/developer built Regina drive and installed a 12" C~.M.P. paralleling the road. This road and C.M.P. intercepted the old creek uphill from Lot lB. The creek was diverted into this 12" C.M.P. which outfalls 300+ feet downhill from Lot lB. There was also a subdrain installed along the south border of the property (Lot lB) which intercepts surface water,that runs downhill after a rainstorm. Runoff from the road surface will flow down the drainage ditch paralleling the road. To make a long story short, there is no longer a creek running through the middle of Lot lB Christopher Heights Addn. 1 as it has now been diverted. No. 1 Attached please find a copy of the Septic Zone and well locations for three additional lots in the existing subdivision as shown. Note the square footage on the attached sheet showing needed and available square footage for septic disposal. Please note that on some lots the placement of the house is not a critical issue due to the excess in square footage available. Well locations will be shown on the final plat and on those lots where area for septic disposal is an issue, the area will be defined on the final plat. TEST~,RUN BETWEEN Steve Morris Dept of Health & Human Svcs Municipality of Anchorage 2/11/86 re: soils in Lot 2 Block 1 Christopher Heights Addn 1 Dear Mr. Morris The developer is interested in subdividing the above mentioned lot into two seperate lots. The lots will have on-site septic systems and wells on them. Attatched are three soils tests. The test pit performed on 1/18/85 is on the proposed southern lot, the other two are on the proposed northern lot. The proposed southern lot has a favorable perk rate on it with no water or moisture present. The northern lot has a high perk rate on it, however it was dry with no moisture present. The developer dug a second test pit three weeks later to check for water. This test pit was also dry with no moisture present. It is my oppinion that these lots would be suitable for on-site septic systems. At one time there was a question on possibly requiring a 100' setback from either the drainage ditch on the west side of Regina Drive, or the old "creek". There is not any water (or ice) in either of those two places. Typically if there were water or moisture in a ditch there would be quite a sizeable glacier, especially with the weather conditions we've had this particular winter. A 100' setback is inapropriate and not needed in this proposed lot split. Should there be any questions please contact me at 345-7008.
