The existing cesspool, as shown on the engineers p~nt, is in the pro- tess of being relocated. The new location will be outside of the 120' radius and either on the north or south end of Lot 1 of the Subdivision. The explanations for protective radii, around this well, are found on Page 5 of the engineering report and will be in- cluded on the as-built plm~s prior to recording of this plat and after preliminary review. The system as designed will serve the ten lots in this subdivision as shown on the attached drawings, 2. The system as designed will not be expanded. 3. There will be no industrial activity which will affect the requirements of this water system, 4. The estimated daily water consumption assuming 75 gpd min. and 3.25 persons per residence and ten residences is 75x3.25xlO = 2440 gal/day. This is the present and future requirement. The capacity of this sytem is based on the peak demand computed as follows: Assuming for each lot: 1. bathroom group with flush tank 2, kitchen sink 3. laundry tray Total supply fixture units per lot = ll For ten lots the load on the system in supply fixture units is llO. With this load the supply demand is equal to 46 gpm for approximately 20 min., or 920 gal. With the installation of one 82 gal. hydro-pneumatic storage tank with 2/3 effective volume for storage located on each lot the total storage for this sytem will be 82x2/3xlO = 550 gal. Required pump capacity 370 : 18..5 gpm 20 5. The source of water for this sytem will be the existing deep water well located as shown on the plans. The well is drilled and cased with a 6" casing to prevent ground water contamination. The top of the casing will extend at least 12" above finished grade with no pit around the casing, Finished grade shall slope away, from the casing in all directions. The well will be equipped with a N.S.F. approved Williams Adaptor for submersible motor pumps Model No, 603U and seal or approved equal. 2 6. All development in this area depends on wells for their water and the acquifer which this well penetrates has proven to produce water of a quality suitable for household uses. Prior to public use the water from this well will be tested for quality. A, Permafrost is not present in this area. B. This is not a surface water source, C. Purification is not anticipated or proposed. D. Pressure will be maintained in the lines at all times by the use of a submersible pump with a minimum rating of 24 gpm wi'th a discharge pressure of 60 p.s.1, and a depth to water level of 200 ft, ~Jacuzzie Submersible Pump No, 354D-T2 or equal), To minimize fluctuation in pressures a hydro-pneumatic system consisting of one 82 gal. pressure tank will be located in each res!dence, Pressure loss in the 2" main at peak flow is negligible. E. The distribution lines will be constructed with approximately 430~ of 2" Sch 40 PVC N.S.F. approved water pipe and fittings. Sergice connections with a corporation stop at the main and a curb stop with service box installed at the property line for each lot will be constructed as part of this system using 3/4" Sch 40 PVC N.S.F. approved water pipe. 2. There are no special features in the distribution system. 3. The distribution system will be installed with a minimum of lO~ of cover over the distribution lines,. 4, The system will be located in glacial till at the depth specified, F. Water will be stored as outlined in 7D. 2. Fire protection has not been provi'ded, G. Consulting Engineers 1801Stanton Ave. Anchorage, Alaska Phone: 279-1792 WATER SYSTEM CONSTRUCTION SPECIFICATIONS General All materials shall be of types shown on the plans and shall conform to these specifications. All workmanship shall be according to good practices of each trade. Safety precautions shall be observed to prevent hazards to property, life or equipment through caving earth, electrical lines, flooding, fires, traffic and other potential causes. The site shall be kept free of accumulations of trash or debris from the work. Upon completion of construction the site shall be left in a neat and clean condition, graded to drain to established channels. WATER LINES A. Materials 1. The PVO pipe and fittings shall be schedule 40 Type 1-1120 normal impact hi chemical resistant N.S.F, approved or equal, 2. Valves. Gate valves shall be brass body bronze faced gate valves, pressure tested at 250 psi. Service valves shall be Mueller Co. No. H-10202 or approved equal. B. Construction 1. The trench shall be excavated to the depth shown on the plans and as staked. The PVC shall be installed and joints made as recom- mended by the manufacturer and only approved materials used, Changes in grade or alignment of the PVC pipe shall be accomplished with fittings and not by bending the pipe. Before backfilling, all newly installed water lines shall be tested for leaks by filling the lines with water and examining them under normal system pressure. C. Disinfection 1. After testing and after all leaks are corrected the newly installed water lines, well and pu~p shall be disinfected by filling with a water solution containing not less than 100 ppm of available chlorine, The solution shall be retained in the system for a minimum of four hours and then thoroughly flushed from the system. We regret that we cannot approve these plans since we have no as- surance as to what type PVC was used (we require NSF approval of the type); we do not know to what depth the grout seal, if any, extends; and we do not know the material used between the house and curb stop. As requested, a note has been added to the plans, that indicates 3/4" ~ype E copper has been used between the curb stop and the house. All connections ·ade have been 3/4" Type K copper and all future connections will be made with Type X copper. All P.V.C. pipe used in this system was schedule 40 N.S.F. approved. A note has been added to the as-built so' stating. Th® well in this system was an existing well. There was no requirement for a grout seal ia t~e plans or Specifications for this system andthe approval letter did not require this item to be added. I have checked wit~ local well etrillers, concrete suppliers, and Concret products of Alaska, in regards to the above mentioned grout seal. None of the people contacted are familiar with tais processors and did not know of any one who had the required e~uipaent in the Anchorage area. The ~aterial in this area is a dense,~ '~ve~., which Will preven~ perco- lation of surface wa~er around the casing. T~ts casing,has been in place for several years. Personnel on leave explains our delay in answering. We will waive our requirement for the grout seal in this case since this is an existing well of considerable depth, 260'. We do not know if your office has received either chemical or bacterial anal- ysis of this water. We cannot find that we have. Box 968 Anchorage, Alaska 99504 Dear Mr. Strickland: Re: G.A.A.B.-Cohoe Subdivision, Water Supply. This refers to our letter of 28 December 1970 to you regarding the sub- ject project and Mr. Glenn A. Huff's reply of 4 January 1971 (via you and our Anchorage office) which forwarded the material used for the water line and a satisfactory bacteriological test of last July of this supply. The PVC pipe used is of a type and make approved by the National Sanitation Foundation and is satisfactory. We note on the bacteriological water analysis form (Lab. No. 18637) that a "distance to cesspool" is given as 90'. By copy of this letter we re- quest Mr. Huff to verify this or to furnish us with the correct distance since this cesspool may now have been moved. Further, and as stated in our 28 December 1970 letter, we still require a chemical analysis of this water. Sincerely yours, Ri chard H. Ft. -20,000 Sq. Ft. requirement contained in Section 18 AAC 72.030 of the Department of Environmental Consetwation Waste Water Regulations. It is our finding that since you had ownership of the lot on or before February 5, 1973 mid that you intend to const~ct a private residence for your personal use, that this particu- lar Section of the Waste Water Regulations is not applicable in your case. Huff~ P.E., which were forwarded to this office by ~r. Roil S~rickland's %o~ Greater z~mchorage Area Borough Health~ Department) ~namorandum of 31 July 1970. Also received were applications for Review of Plans. }4r. Sgrickland's memorandum included info~aation concerning protective distances, well ~o contamination areas. We believe the expected water consumption will be nearer 100 gallons per capita day than 75 but the system and piping are adequate in any E~e~'ienca wi~h PVN wa[er pipe is somewhat limited in this state. We reconnnend the use of Schedule 80 vice 40 for the type to be used. The PVC must be approved by NSF hence under specifications, Water Lines A.I.~ the "or equal" which follows "N.S.F." is not applicable and must be deleted. 'l~ae service line between the curb stop and house must be 3/4 inch copper to allow for thawing should freezing result. With this assurance, and that NSF approved PVC will be used, and also that the chemical and bacterial analysis Of ~he water conten~ is satisfactory, this systera is approved for those features with which this Department is - concerned.
