Spokane Mortgage ATTN: Brenda 3201 C Street, Suite 250 Anchorage, Alaska 99503 In my letter of March 20, 1979, I recommended that the adequacy test of the referenced property be delayed until the seepage pit could be located and a new stan~dpipe be installed. This work Was accomplished on May 17. The septic tank was pumped and found to have a caPacity of 1,000 gallons. The seepage pit was dry at the time the ·standpipe was installed. Approximately. 850 gallons of water were'added to the pit through tke standpipe and at the end of a 24 hour period, all of the water added had percolated from the system. On the .basis of this test, it can be concluded that the system (septic tank) is~adequate. The contractor installing the standpipe in the crib commented that the condition of the crib was good considering its age (approximately 20 yea~s);'h0wever, it is possible that this pit may require replacing if the municipal sewer is not avail- able to this property within the next few years. SHAFER 694-2979 March 20, 1979 Property of Grinner Construction, 7630 Old Harbor Avenue, Lot 14, Creekside Park #2 Subdivision Spokane Mortgage ATTN: Brenda 3201 C Strcct, Suite 250 Anchorage, Alaska 99503 · A survey of the sewage system on the referenced property:has been com- 'pleted and it is concluded that an adeq6acy test cannot be performed at this time due to the uncertainty of the location of the seepage pit. It is recommended that the test be delayed until frost conditions allow ~excavation to locate the pit and install a standpipe. If we assume that the entire sewage system (septic tank and seepage pit) fail the adequacy test, the maximum cost to be attributed to replacing the system would be $2,600.00. It is doubtful, however, that the septic tank Would require replacement. On completion of the adequacy test, the exact nature of the upgrading of the system, if required, can be deter- mined.
