File information shows a previous test with water at -5'. Provide sieve test on soil material as needed. This office has no record of a well or sewer system on proposed Lot 3. Applicant will need to provide location and information on both systems. Box 60831 Fairbanks, AK 99706 November 25, 1990 Dear Steve: RE: Bainbridge Subdivision Plans MOA Case #S-8921 I have completed the soils investigations on the eastern portion of your proposed subdivision. Two test holes were excavated: one is approximately 91' south of the existing house, and the other approximately 48' west of the house. Depths of the holes were 11.5' and 13.0' respectively. Unlike the western section of the proposed subdivision, the conditions of the eastern section are not well suited for an on-site disposal system. Both test holes had a peaty layer over clay, and the peat layer was saturated with water. Additionally, small seeps that appear on the ground surface might be marginally classified as surface water, and necessitate a 100' separation from the on-site system. Due to the excellent conditions on the western section and the poor conditions on the eastern section, I recommend that you modify your subdivision as we have discussed: reduce the number of lots to two, with both lots running west to east the full 659' width of the parcel. This layout will clearly allow each lot have a permitable on-site system. Attached for your information are the original soils logs for the samples on the western section. Note that the site plan sketch was drawn assuming that the subdivision followed your original layout. If you modify the subdivision as we have discussed, the north/south boundary between the two lots on the site plan will simply be extended east to the edge of your property. It is possible that the conditions on the western portion of the subdivision could be made acceptable through the use of curtain drains and mounding, however these improvements would be very expensive. Additionally, you might incur the expense of Letter to Steve Bainbridge Re: Subdivision November 25, 1990 Page 2 installing a curtain drain only to find that it will not adequately lower the ground water to meet the permit criteria.
