We have had extensive disoussions with the es~neor, owne~ and people living
in this area regarding the proposed aubdivtsim~.
Our main ~)n~0rna with this pn2posed development have been resolved and are
disousoed below.
The property slopes et a SSt (14°) Fete to Little R~bbit Creek on the nm*th
of the pr~)perty. This is a~eptable for single family ~*esidential development.
Soils
We have soil teats and/or soil profiles on all lots showing the soil is
suitable ~ox* on-alta waste disposal.
~e have w(~ll data from the tw° existing wells to the north. 'They show
.~dequate water etretas at app~,oximately thirty (30) and sixty (80) foot
depth. We would expect that only the sixty (60) foot strata would be
used.
Lot Size
Based on all the above supporting data the lots ore of adequat~ size to
support on-site utilities for stnfle family development.
l~rosion
Adoqtmte c%tlvorts and droinage easements mu0t be desigmed into this
development. Without these improvements, the interior streets may have
severe gla~iertng and/or wash out dm*lng sprtn~ breakup or heavy rains.
