Our original measurement of water depth after a 7 day stabilization period was 8.58' below ground surface on February 25, 1987. The water table has been monitored at 8.2', 7.6' and 7.25' in the following months. We expect that at this time the readings are indicating the spring high water levels and will not rise drastically this level. It should be noted that a rise in water table to level would still allow a bed type septic system with sand I am recommending that any septic installation utilize a sand filter at a total depth of 4' rather then relying on the SM layer for filtration. I would expect that an additional text hole will be excavated at the site of the actual septic system location. The owner is attempting to build on this lot in June of 1987. There is no connection for a road on the north in that the matching right-of-way to the north was vacated by plat 82-476. According to the topo map, this route is too steep to construct a road to municipal standards. All lots which abut this right-of-way are already subdivided down to the minimum lot size allowed for this zoning and primary access for each is already provided by existing constructed rights-of-way. The 50' roadway easement on the south should be vacated. It will be replaced by a 30' half-dedication of Carlisle Drive. The matching 30' half right-of-way was dedicated by plat 83-196. The 30' will also match that dedicated on the adjoining lot to the west (plat 83-144) and is the width normally required in the area. Carlisle Drive is a rural residential street and the total 60' right-of-way meets the municipal requirements for this street. Chugiak, Alaska Dear Mr. Morris: Attached please find a site plan and soil log data submitted for proposed subdivision approval. Our soil log with perc test is located on Lot 5lA as shown on the attached site plan. The soil on Lot 5lA has two distinct strata~ with the soil and topography on Lot 5lA being different from that on Lot 5lB. The lot designated as Lot 5lA has a topography that is sloping to the south with several large benches that are suitable for wide trench type systems. Lot 5lA soil contains an accepting layer of a GW type soil with <5 minutes per inch percolation, rate. This layer of GW 'type is underlain by an SM silty.sand layer, perc tested at 183 SQ. FT./BR, which contains a water table at the current monitored level of 8.58' The soil on proposed Lot 5lB, by contrast, contains only a GP-GW type with an absence of the SM layer to a depth of 13.6'; as per soil log dated June 30, 1983. The topography of Lot 5lB can be called level, with <5% slope. There was no ground water table indicated for the Lot 5lB soil. This soil type and G.W.T. are supported by excavations performed parallel to the south lot line in the road easement, as the Eklutna water pipeline was installed in 1986. As per subdivision standards 15.65.145, the two lots-exceed the 40,000 sq. ft. lot size requirements. There is sufficient area to construct an original and two replacement areas, as shown on the site plan. S 86 20 N AY PropoSed Subdivision: Lots 5lA and 5lB (Con't) Page 2 As the soil layer accepting the sewerage effluent on both lots is graded 85-125 Sq. Ft./ BR, the total reserve space requirement of 10,000 sq. ft. is met in both cases. Lot 5lA has some areas in excess of 25% and a topographic Survey has been performed with areas in excess of 25% slope being cross hatched on the site plan. The bench areas are of 6-12% slope. In order to achieve the reserve area-requirement for Lot 5lB, the existing well will be properly abandoned and a new private well will be drilled in the location shown on the site plan. Well yield tests can be accomplished after the well is drilled. A ground water monitor tube was installed in the test hole located on proposed Lot 5lA. This monitor has a current water level of 8.58' below the ground surface. As per our telephone discussion, I will monitor the water level monthly until June of 1987, in order to determine if there is any fluctuation of the water table and to establish a maximum level. We are then requesting approval at that time, in order to allow the owner to construct a residence on Lot 5lA in 1987.
