Waiver Public Utility Public Utility Temporary Ingress & Egress Easement for Tract A Kee-Too Acres An easement for ingress and egress across: Tract B Kee-Too Acres Anchorage Reccrding District, Alaska This easement is for the benefit of Tract A Kee-Too Acres. This easement is for the purpose of ingress and egress across Tract B Kee~Too Acres for the owners of Tract A Kee-Too Acres. An easement 20 feet wide over Tract B Kee-Too Acres, of which is described as follows: A 20 feet wide easement center'mg on the driveway that now exists, which begins at the right of way of West 142nd Avenue, crosses Tract B Kee-Too Acres and terminates at the property line of Tract A Kee-Too Acres. This easement is to continue with the title of Tract B Kee-Too Acres until such time that Tract A Kee-Too Acres has other legal and physical access. At the time that Tract A Kee- Too Acres has other legal and physical access this ingress and egress easement will be automatically cancelled. All repairs connected to the use of this easement will be shared by all parties that use it. If this easement is being shared with others and for some reason one of the parties should cause undue dmnage to this easement, all repairs for that damage will be t~ken care of by the parties that cause the damage. If for any reason, the owners of either Tract A or the owners of Tract B Kee-Too Acres should wish to move the above described existing driveway, they can do so with the written permission from the owners of both Tracts A aud B Kee-Too Acres. The owners that wish to move the existing driveway will bare all the expense ofmoviag the driveway and build the new driveway to the condition or better condition than the old driveway. Health & Human Services Dear Mr. Moustakis, The following is our findings on the soils investigation for the proposed subdivision of your 5 acre parcel. PROJECT: The 5 acre tract is located on the north side of 142nd Avenue just west of the intersection of 142th and Goldenview. The legal description is Wl/~ NW¼ NE¼ NE¼ on section 34, T12 N, R3W Seward Meridian, Alaska.. The parcel is to be subdivided into two lots of approximately 2% acres each. Since there is an approved, existing septic system on the north lot, our soils investigation for purposes of subdividing this property was limited to the south lot (See attached drawing). Soils: The lot has a sparse to medium coverage of alder brush, spruce, and birch trees; typical for South Anchorage. We dug one test pit at approximately the center of the south lot to a depth of 14.5'. There was approximately 2' of snow cover. The soils were visually classified and the soil log is shown on the attached Municipality of Anchorage form. The property has 0.5' of organic cover which is underline by 6.5' of slightly sandy silty gravel; which is underline by 7' of slightly, silty, sandy gravel. Below 14', the material is a silty sandy gravel. We ran a percolation test on the material at the 6.0' to 6.5' elevation. The soils percolated a 5.4 minutes per inch. The soils were very dry. No water was encountered. A perforated monitoring tube was placed in the test hole to check for ground water over a period of time. As of the writing of this report, no ground water has been detected. In accordance with Municipal Ordinance 15.65.180, the total reserved area with soils having a percolation rate between 5 and 12 minutes per inch is 12,000 square feet. There is adequate area for a single family home, on-site septic at a residential well.
