SUBJECT: Lot 63A, 63B, Bloom County Subdivision
DHHS does not support the proposed subdivision. The smaller of the two lots
resulting from this subdivision does not meet the minimum 40,000 square foot
area required to support on-site sewer and water. The applicant has not
demonstrated that there is sufficient area on the smaller lot to support an
original and two replacement sites for the sewer system given the location of
the wells on the adjacent lots, nor has he shown two replacement sites on the
larger lot.
The smaller lot needs 10,000 square feet of reserved area for on-site disposal
(no structures/development in that area). The flagged portion would not be
used in that calculation since an adjacent well radius precludes that. The
well for the smaller lot by necessity would go in the driveway area, a situation
which we would not encourage.
DHHS would have no objection to the proposal if public sewer were extended to
serve these lots. DHHS will reconsider this proposal if public water were
extended to these lots from a well off property.

1. Negotiate a subdivision agreement with the Public Works Department
if required.
2. Heet the conditions specified by the Platting Authority which are
included in the attached Summary of Action/l~inutes.
3. Comply with all applicable provisions of Anchorage Land Subdivision
Regulations.
In the case of ~ subdivision, submit to the Planning Department a
properly executed final plat ready for filing.
If you wish to appeal this decision or any of the conditions, we will be
happy to furnish copies of our appeal procedures. Please note that all
appeals must be made within fifteen (15) days of the Platting Board's action.
