The Environmental Services Division, On-Site Serv'ices Section has reviewed the following cases and has these comments: S-9824A Higgins Estates A soils log with the original stamp and signature of the engineer must be submitted for the test hole on the north half of Lot 31. Areas designated for the original and replacement wastewater disposal systems must be identified and must meet all criteria specified in AMC 15.65. Supporting documentation on water availability must be provided. S-9949 Brewington. If this subdivision is to be served by on-site water and waste water systems, the support information submitted does not satisfy the requirements specified by AMC 21.15 and 15.65. Specific deficiencies include, but may not be limited to: 1. Inadequate soils testing, percolation testing and ground water monitoring to confirm suitability for development using on-site .wastewater disposal systems. 2. Areas designated for the original and replacement wastewater disposal system sites must be identified and must meet all criteria specified in AMC 15.65, including slope setback requirements. 3. Box 196650 Anchorage, AK 99519 MUNICIPALITY OF ANCHORAGE ~NVIRONMENTAL ~ERVIC~ DIVISION JUL 1596 RECE!VED Re: Brewington, Tract D1 and D2 A subdivision of Brewington, Tract D Dear Mr. Cross' We have conducted a soils investigation tbr the proposed subdivision of Brewington, Tract D into Parcels D-1 and D-2. Both parcels are 10 acres in size, and are located in a low population density area at the end of Eklutna Lake Road. The north half, Tract D-l, is steeply sloped with benches located in areas along the slope. The owner has placed a road to the northeast corner of the lot, and a home-site is located here on a bench area along the slope. We have placed the subdivision test hole (TH) here in order to have it qualify for the future septic system permit. There is enough area here to allow design and placement of a trench system in soil with a 4.7 minute/inch percolation rate, observing all setback distances to change in slope. In addition, on the south half of the lot, the slope decreases to a steady 20%, however, this area was not investigated as the owner wishes to locate his home to the north portion. We are certain that this area would also support leachfield construction based on test holes located on Tract D-2. Tract D-2 contains two test holes. Both would allow septic design and approval, however TH2 is considerably better material. We have applied for a permit to construct a septic system 'for this portion of the existing Tract D. This lot has acceptable slopes though out. A small spring is located where it will not affect the septic area due to large lot size. If you have any questions please call our office at 694-5195.
