The septic system is in a state of failure and needs to be upgraded. We are proposing to re -build the old drainfield and inspect the old 1500 gallon STEP tank for structural integrity, if the tank is deemed adequate it will be re -utilized. We are proposing to excavate out all contaminated material, import MOA approved leveling sand (to make top of sand an elevation 0.10' above the bottom of the old drainfield), and re -build the drainfield. Comments regarding the design are summarized as follows: 1. SOILS: See the attached 1999 soil log which shows the soil classification, groundwater monitoring, and the percolation test results. 2. TRENCH DESIGN: See attached design drawing for drainfield specifications. 3. SURFACE WATERS: There are no surface waters within 100 feet of the proposed septic system. 4. TOPOGRAPHY: As can be seen on the attached topography site plan, the average slope in the area of the drainfield is 10-15% sloping east to west. In short, there are no slope concerns. The existing crib is surcharged and in need of replacement prior to obtaining a Health Authority Approval for the sale of the house. One test hole was performed on the reference property and the soils are summarized as follows. I. SOILS: Test hole #1 was excavated on September 20, 1999. Test hole #1 was excavated to a depth of 13.5 feet and no groundwater was encountered. From the top of the test hole to a depth of 3 feet was organics and fill followed by an SM layer to a depth of 12.5 feet. From 12.5 feet to the bottom of the test hole (13.5 feet) was a GM layer. A perk test was performed at a depth of 6.5 feet and the soils perked at a rate of 7.9 min./inch. 2. TRENCH DESIGN: a. Percolation Rate: 7.9 minutes/inch b. TOPOGRAPHY: Adjacent to the west side of the house, the ground slopes from east to west at a slope that is less than 25%. The area where the proposed septic is to go is virtually level. In short, there are no slope concerns. 5. WELL: The existing well was drilled close to the center of the property and makes it nearly impossible to maintain the 100' separation distance between the well and any septic upgrade. It is our opinion that the most viable long-term solution is to drill a new well. The new well will be located in the southeast corner of the property and will be 100' from any neighboring septic systems. The home is newly built by themselves and a year ago they asked for a sewer and water inspection. The inspector told her the size, capacity, etc. of the septic tank system that would be required. They built what they were told to build. When they finished the house a couple of months ago, they went to the bank for a new mortgage (closure, etc.) -- the bank appraised the home as a 5 -bedroom home, but when they asked the city for certification, they were told that their septic system was only approved for a 3 -bedroom home. During the delay in adjusting the appraisal, the mortgage interest rates went up 1/4% -- and she's mad because the city never told her that the septic system was only approved for a 3 -bedroom home. Question: Was she ever told by your inspector that the septic system they required for the house was based on 3 bedrooms? Question: Why are septic systems based on number of bedrooms? (You could stuff any number of people in a bedroom -- you could have same number of people in 3 bedrooms as in 5.
