The Greater Anchorage Area Borough Planning and Zoning Commission has received
a petition for a Special Exception as follows:
A petition for Special Exception approval for
construction of a church and related facilities
on Parcel 6, Section 24, T13N, R3W, S.M., Alaska
(located east of Muldoon Road between East 20th
Avenue and Halligan Street).
Proposed site plans are attached for your information. Please return your

Gentlemen-
We write to request a special exception for Saint Patrick's
Parish, a part of the Archdiocese o~ Anchorage{ the legal
name for the Catholic Church in the~udiclal District of the
State of Alaska.
We are the owners of a piece of property which lies East
of and ~djoins Muldoon Road between East 20th Avenue and
Halligan Street. The Specific land description is as
follows: Parcel 6, Section 24, Township 3 North, Range
3 West, Seward Meridian.
This land was purchased by the Archbishop of Anchorage
for the express purpose of building a parish center for
the Catholic families of the Muldoon area. The need of a
facility there is urgent, as we have from 2,000 to 2,500
parishioners.
We are now renting three schools; Chester Valley, Muldoon
and Creekside, and have initiated proceedings to add
Scenic Park and Susitna this coming year to accomodate the
educational and spiritual needs of our people.
Our plan is to construct the first part of our proposed church
structure this summer. This increment is envisioned as
the initial effort of a four part building plan, which will
result in the final church building. Our building program
may be expected to continue for some ten to fifteen years.
The first part will consist of a multi-purpose basement, suit-
able for divine services, social activities, education, and
recreation. It will contain sanitary facilities appropriate
to its size, heat/light/air facilities and a large open area
which can be sub-divided and rearranged as the needs arise.

This building is proposed to be sited in the present
partially excavated area of the property parcel and will
be exteriorly finished so as to blend into the setting.
We have no firm plan for sub-dividing hhe property at this
time. We have had scme tentative discussion about the
potential sale of some of the parcel bordering 20th
Avenue. This area might be better used for houses and would
not affect our minimum lot size for the parish center.
We shall have adequate off-street parking provided, one
space for each four occupants. The space set aside for park-
ing will be surfaced in such a manner to prevent any dust
or blowing debris problem. Parking access is planned to be
from Muldoon Road. This land parcel exceeds the required
minimum lot size of 14,000 square feet having 100 foot
width as it Ks approximately 360,750 square feet having about
525 feet fronting on Muldoon Road.
The area not occupied by buildings and parking areas will
be appropriately landscaped to include retention of natural
coverage to the maximum degree. Planted lawn and shrubs, etc.
will be incorporated in the overall landscaping plan.
Present lot zoning classification is R-2. The building
utilization of this parcel is estimated to less than 20%
of the total land area. At some future date, the present
rectory building at 2111 Muldoon Road will be removed.
The height requirements will be determined by the church
steeple which is undetermined at this time. Therefore, an
open exception subject to final determination is requested.
