It lies on the top of a ridge over looking the Anchorage Bowl. It lies within the NE1/4, Sect 25, T12N., R3W., SM. LANDFORMS The elevation of the land lies between 1500-1580 feet above MSL on the south boundary and 1740 feet above MSL at the top and then falling away to 1420-1600 feet MSL on the north boundary. The lower parts of the subdivision have slopes in excess of 25% but the top of ridge has slopes below 25%. The ridge extends generally from the eastern high ground and falls away toward the west to where it abutts Random Heights, Toilsome Hill and Lofty Heights Subdivisions. Bedrock outcroping can be observed at several sites along the road cut and on the surface west of the antenna field. The land to the east is sloped gently enough that avalanches are not a problem. None of the potential building sites on the lots are in an avalanche zone. VEGETATION Vegetation consists of subalpine plants and grasses with widely dispersed spruce on the north and western slopes. The spruce are butt swelled indicating a reduced growth rate typical of near timberline growth. The spruce limbs are longer on the west than on the east sides, indicating a prevailing wind from the east. The vegetation on the south consists of dense stands of alder and aspen. SOILS Soil testing was performed using a combination of augered holes and backhoe dug test pits. Sufficient tests were run to delineate those soils suitable for on-site sewer systems. All soils tests were made in areas where the slope of the ground was 25% or less.~- ~ The organic layer (OL) is between generally less than one foot in depth with a silty gravel to gravel several feet below the OL layer. This then may change to a dense silt (ML) of several feet. Below the silt lies fractured bedrock. As indicated by the vegetation there was no groundwater encountered in any test hole. The fractured bedrock appeared quite dry. Only those holes deeper than 6 feet to bedrock were tested for percolation rate. These rates generally ranged between 85 and 320 sqft. per bedroom with most in the 175-200 sqft. per bedroom range. The soils tests indicated that sballow bedrock is present in the higher parts of the subdivision. The test hole locations are shown on the attached map. Soils logs and percolation test results are presented in the appendix. 1200 Wesl 33rd AucDu¢, $ui1¢ B · AncHora% AIos[o 99503 ·/907) 276-1361 RECOMMENDED SYSTEMS Because of the proximity of bedrock, most of the systems should be beds or shallow trenches. The layout of the subdivision coupled with the ground slopes is such that in most cases gravity flow to the soils system can be used. Care should be taken to locate all systems in the vicinity of the test holes. Insulation and mounding over the systems may be needed to provide adequate cover to prevent freezing. Because of the potential of the wind sweeping snow off the field it s recommended that an equivalent of five feet of ground cover be used over the system. The systems, if located on the lee side of the building will be more protected from the wind. The house will act to collect a heavier snow pack. CONCLUSIONS The types and depths of soils this subdivision will support 5 acres lots. Sewer systems need to be designed and constructed to be in harmony with the landforms.
