Prior to the approval of this request, the applicant must take the necessary action to bring these unapproved systems into compliance with on-site water and wastewater disposal regulations. This information must include, but may not necessarily be limited to: 1. Water Availability Study Dear Jim: We have studied the wells on and around Lot 33 in an attempt to predict the availability of water for private use on the proposed two-lot subdivision. Two wells have been drilled in the past on Lot 33. One was abandoned in 1990 to provide sufficient room for the septic systems in the proposed subdivision. The wells were drilled to depths of 129 and 141 feet respectively. The static water level was found at 75 and 83 feet and production was determined at 10 and 15 gallons per minute. The well on Lot 32B immediately north of the subject property was placed in August of 1978. The total depth is 103' with the static water level at 67'. The production rate on this well is noted at 3.6 and 5.6 gallons per minute. All of the logs indicate shallow wells with high production rates on and around the subject parcel. We can therefore assume based on this information that the well to be placed the proposed Lot 1 will have similar characteristics. The well will probably be less than 150' in depth and will produce sufficient water to meet the Municipal requirement of .108 gallons of water per minute per bedroom. Su~e~: Lots I and 2, Hoggard Subdivision S-10778 Septic System Reserve Areas Dear Jim: We recently completed a geotechnical investigation and septic system feasibility study on Lot 33, Section 33, T12N, R3W. The plat for the subdivision was furnished by Gastaldi Land Surveying and indicated a total of 2 lots are to be included in the proposed subdivision. Our directive was to locate suitable areas on each lot for the construCtion of on site septic systems capable of meeting the requirements of the Municipal Ordinance for the treatment of domestic effluent from homes to be constructe, d in the subdivision. Corwin Engineers had completed a similar activity in early 1990, but the subdivision was not approved because the septic system on proposed Lot 2 was encroaching into the 4' separation distance between the water table and the bottom of the absorption bed. A new absorption bed was recently completed on Lot 2. The as-built for that system is included with this letter. The bottom of the new bed is 2.5' below the existing ground. The highest measured water table was noted at 6.75' below the ground surface in the spring of 1990. Since that time a new water main has been constructed down Elmore Road on the east side of the property. The main was bedded in clean gravel which may now be acting as a French drain lowering the groundwater level in the area. Test holes dug on Lot 1 showed no evidence of groundwater and none was noted during the monitoring period. The attached Site Plan shows the location of the new absorption bed along with two alternate sites. In addition the septic system reserve area for Lot 1 is also shown along with the location of the test holes placed on the property. H=ggard Subdivision Septic System Feasibility Page Two September 4, 2001 Excavation for the test holes was completed on August 22, 2001. Test holes Were dug to depths approaching 16' utilizing a rubber-tired backhoe. Percolation benches were then constructed at various depths in the holes, but primarily between 4' and 5' below the original ground surface. A percolation cavity was prepared to determine the absorptive characteristics of the soils encountered in the test holes. The cavity was presoaked in accordance with Municipal requirements and a percolation test performed. The results of the tests are included in the attached documentation. The underlying matedal encountered in the test holes was primarily composed of well to .poorly .graded sands and gravels with silt contents ranging from 5% to over 25%. Cobbles were found in some of the holes to 12" in diameter. In some cases the cobbles dominated the lenses with few fines. The percolation rate of materials encountered was uniform at less than 1 minute per inch to nearly 3 minutes per inch. No groundwater was encountered in the test holes and none was noted throughout the monitoring period. These conditions are very similar to those found by Corwin Engineers in their study of the area in 1990. The surface topography of the tract slopes from north to south at an approximate 2% slope to approximately 200' from the southern lot line. A steep bluff approaching 25% is then encountered which levels off for an additional 50'. The ground then slopes at a rate of 20% to Rabbit Creek on the southern lot line. The proposed well for Lot 1 and the existing well for Lot 2 are shown on the attached drawing. No surface water other than Rabbit Creek was noted during our study. The Municipal Ordinance requires that septic systems cannot be constructed closer than 100' from any surface water. The proposed septic systems and reserve areas are located more than 100' from Rabbit Creek. Test holes were located in areas, Which were assumed to be the primary location for the new septic systems.
