RE: Lot 5, Block 3 Chugach Park Estates / Record Drawings
Dear Donna,
Enclosed are the revised Record Drawings for the septic system on the above referenced lot. I
believe that we have addressed the items noted in your review comments.
I have enclosed a statement from the Owners concerning their capabilities to install the septic
system. They have constructed a home on this lot and they are currently living in it.
There are two items that need to be completed in the spring. They are:
A) Approximately one foot of fill needs to be added above the leach field.
B) The final grading around the leach field area needs to be completed to provide the 50'
setback from slopes greater than 25°x6.
For the record, there seems to be a discrepancy concerning the notification for inspections on this
project. The Owners stated (and are willing to give an affidavit to the fact) that they did call in
both inspections at the same time that they notified DHI Consulting Engineers.
This completes DHI Consulting Engineers work on this project. Any additional correspondence
on this project should be directed to the Owners at the address on the permit.

SITE NARRATIVE
Project: Lot 5 Block 3 Chugach Park Estates
Lot 5 Block 3 Chugach Park Estates is located on the west side of Sullins Drive in Peters
Creek. The lots to the south and east are developed with existing homes, wells, and septic
systems. The lots to the north and west of the subject property are undeveloped.
Domestic Water:
The location of wells and septic systems within 200' of the proposed improvements are
shown on sheet 5 of the enclosed design. The subject lot is proposing to use an above
ground holding tank for its domestic water supply. As such, there will be no impact on
adjacent lots.
Septic System:
There is adequate space on Lot 5 for both the proposed system and a additional system
without impacting the protective well radii of existing or proposed wells. The subject lot is
steep and will require some grading or fill to meet the 50' set back from slopes greater than
twenty five percent (see site plan). The proposed deep trench system can be installed
without requiring any waivers to seasonal high water table or bedrock. Recent reports by
Bristol Enviroments Services show that nitrates in the area are well below the State
standards and as such a conventional system will be adequate for this lot.
Drainage:
The drainage in general is from the east to west. When the property is developed, the
general drainage should remain the same. There is enough slope to the property so that the
lot can be landscaped to prevent ponding around the septic system. There are no other
streams or other drainage channels (other than roadside ditches) on or within 100' of the lot.
All disturbed areas will receive topsoil and seeding to prevent erosion.
