Septic System Feasibility
Dear Debbie:
The owner of BLM Lot 21 , Section 4, T15N, R1VV S.M. intends to subdivide the tract into
two lots. The two lots are fronted by Glacier Vista Road at its intersection with Oberg
Road in the Chugiak area. The westerly half of the lot is currently under development
and a well and septic system has recently been constructed. The permits were issued
on the entire lot, but construction was limited to the confines of the westerly half. The
new subdivision will be known as Glacier Vue Subdivision, Lots 21A and 21 B.
The ground surface of the lots slopes from the north to the south at varying grades
approximating 5%. Flatter areas were located on both of the proposed lots for home sites
and septic systems. Lot sizes are in excess of 40,000 square feet in surface area and
sufficient space is available for placement of wells and septic systems to meet the 100'
setback requirement.
Test holes were placed on the proposed lots on April 5 of this year. Soil assessment and
percolation testing was completed on that day. Water monitoring has been ongoing with
readings to be taken through October 15, 2017. The purpose of the test holes was to
assess the underlying soil conditions and to determine whether septic systems could be
placed on the lots to serve single-family homes. The test holes were placed to various
depths ranging from 11' to 15' with no bedrock or impermeable lenses of material
encountered. The locations of the test holes were determined in the field for use in the
future for developing septic systems. Percolation benches were constructed at various
depths in the holes, but primarily 3' to 6' below the original ground surface. A percolation
cavity was prepared to determine the absorptive characteristics of the soils encountered.
The cavity was presoaked in accordance with Municipal requirements and a percolation
test performed. The results of the tests are included in the attached documentation. Well
graded gravel sand (SM/SW) with varying degrees of gravel and silt was encountered to

the bottom of each test hole. The percolation rate in this material ranged from less than
1 minute per inch on Lot 21A to 30 minutes per inch on Lot 21B. Soils encountered on
Lot 21A appeared to be more than 50% sand. A sand liner is not anticipated to be
required on this lot. A 10,000 square foot septic system reserve area is shown on Lot
21A. Lot 21B has an approved septic system on the lot.
All work was completed under the direction of technicians and engineers at Anderson
Engineering. The results of the percolation tests and test hole logs are included.
Groundwater was found in Test Hole 1, but was initially absent in the remaining holes.
The water level has been monitored through the high water period of May 15 through
September and levels recorded. The water levels were noted at 3.5' below the surface
in test holes 3 & 4 on June 2, 2017, and the system for Lot 21B was designed based on
that information. Water levels were at 5.5' for test holes 1 & 2 on September 29, 2017.
Test Hole Logs and a Location Map are included which illustrate soils encountered,
percolation rates and their respective location on the individual lots.

Water Availability Study
Dear Debbie:
We have collected information on several wells in the area of the proposed Glacier Vue
Subdivision to estimate the possible depths and production rates of wells to be
constructed in the future on Lots 21A and 21B. A well was recently constructed on Lot
21B which was the focal point of our study. In addition a well is currently in place on Lot
21A, but no information is available as to the depth or production of the well. It is
assumed to be drilled to the same aquifer level as the well on Lot 21B as it is less than
85' from the well.
The well on Lot 21 B was constructed without the presence of bedrock below the
surface. The well was cased to the bottom of the well. The depth of the well is 182'
with a production rate of 7 gallons per minute.
It is obvious from our study that the well currently on proposed Lot 21A is sufficient to
support a four bedroom home and can be expected to produce between 3 and 4 gallons
per minute. The well will not affect the operation or output of the existing wells in the
