Pannone, Principal Registered Professional Engineer E-mail: steve@paneneak.com January 31, 2013 John Hagmeier 2204 Cleveland Ave, #201 Anchorage, AK 99517 Dear Mr. Hagmeier: Subject: Vickery, Lot 1 Soils Investigation You contacted PES to perform soils test holes to determine the suitability of the subject lot for on-site wastewater disposal systems. The soils investigation was conducted on October 4, 2013. Four test holes were excavated on that day. The attached soil logs show that we encountered a variety of soils. The soils we encountered appeared to be suitable for a conventional onsite wastewater system on this lot. We encountered in Test Hole one (TH-1) a layer of organics to a depth of one foot (1.0'), underlain with loamy silty sand to a depth of four and a half feet (4.5'), and silty sand and gravel, to a depth of seventeen feet (17.0'). We did not encounter ground water or bedrock in TH-1. The layer of silty sand and gravel was found to have a percolation rate of 9.2 minutes per inch. Based on the percolation rate and the appearance of the soil an application rate of 0.8 gallons per day/ square foot may be used as an application rate. For a 3 bedroom house I recommend a deep trench system with an effective depth of six feet (6.0') and a length of fifty linear feet (50.01-F) in the vicinity of TH-1. We encountered in Test Hole two (TH-2) a layer of organics to a depth of one foot (1.0'), underlain with loamy silty sand to a depth of four feet (4.0'), and silty sand and gravel, to a depth of sixteen feet (16.0'). We did not encounter ground water or bedrock in TH-2. The layer of silty sand and gravel was found to have a percolation rate of 53.6 minutes per inch. Based on the percolation rate and the appearance of the soil an application rate of 0.45 gallons per day/ square foot may be used as an application rate. We encountered in Test Hole three (TH-3) a layer of organics to a depth of half a foot (0.5'), underlain with loamy silty sand to a depth of four feet (4.0'), and silty sand and gravel, to a depth of seventeen feet (17.0'). We did not encounter ground water or bedrock in TH-3. The layer of silty sand and gravel was found to have a percolation rate of 13.9 minutes per inch. Based on the percolation rate and the appearance of the soil an application rate of 0.8 gallons per day/ square foot may be used as an application rate. We encountered -in Test Hole four (TH-4) a layer of organics to a depth of one and a half feet (1.5'), underlain with loamy silty sand to a depth of three feet (3.0'), and well graded sand to a depth of eight feet (8.0'). Under the sand we encountered a layer of silt, with some sand content to a depth of then feet (10.0'), underlain with silty gravel to a depth of sixteen feet (16.0') We did not encounter ground water or bedrock in TH-1. The layer of sand between three feet and eight feet (3.0'-8.0') was found to have a percolation rate of less than one minute per inch. Based on the percolation rate and the appearance of the soil an application rate of 1 gallons per day/ square foot may be used as an application rate. Mailing: P.O. Telephone: (907) 272-8218 FAX: (907) 272-821.1 Page 2 of 2 For a subdivision, a site plan stamped by an engineer must show specific areas for the septic system based on the observed percolation rate and Title 15.65.180, Table 2. These areas must meet all set back requirements of Title 15.65. Lot 1A has a percolation rate of less than 1 min per inch (MPI). According to Table 2, and area of 10,000 sf must be shown. Lot 1B has two test holes. Test hole 2 has a percolation rate of 53.6 MPI. Test hole 3 has a percolation rate of 13.9 MPI. According to Table 2, an area of 16,000 sf must be reserved for septic systems with soils having a percolation rate between 24 and 60 MPI. Lot 1B has an area on the eastern portion of the lot that has a slope that exceeds 25%. The two test holes we excavated are south of this steep slope. We are able to show an area of 10,970 sf that meets the set -back requirements. There is an area of 8,370 sf on the northern portion of the lot that meets the set back requirement, but there are no test hole data in this area. The test hole data from Lot 8 across the street has a percolation rate of 16 MPI. The average Percolations rate of the four test holes on this lot is 19.5 MPI. A percolation rate in excess of 60 MPI is not expected. Therefore a maximum area of 16,000 sf reserve is required. With the two areas on Lot 113, there is approximately 19,000 sf area that can be used as a reserve for septic system. The attached site plan shows the 10,000 sf required for Lot 1A, and the 19,000+/- sf for Lot 113's Septic Reserve. If you have any questions or concerns, please contact me at 272-8218. Pannone, Principal Registered Professional Engineer E-mail: steve@panengak.com February 3, 2014 John Hagmeier 2204 Cleveland Ave, #201 Anchorage, AK 99517 Dear Mr. Hagmeier: Subject: Vickery, Lot 1 Water Availability You contacted PES to determine if there is adequate water for the proposed subdivision. This report will detail my findings. PES researched the record information of the lots surrounding the proposed lots. Vickery, Lot 2, and Mountain Park Estates Subdivision are on private water and wastewater systems. The wells in this area were mostly drilled in the early 1970's and 80's. The wells in these subdivisions are typically 125 to 200 feet deep. The static water levels range between 110 and 125 feet deep. The existing well flow data that was available showed that the wells with record data could produce approximately 2.5 to 3.5 gallons per minute at a depth of 115 to 125 feet, with deeper wells with a depth greater than 125 feet producing 8 gallons per minute to 20 gallons per minute. Based on the record research and field data we collected, there appears to be adequate water available for the proposed subdivision without affecting the surrounding wells. The well will be approximately 125 to 200 feet deep and will produce at least 8 gallons a minute, which is above the minimum requirement established by the MoA well Code (AMC 15.55). Installing these wells will not affect the production of water wells on the surrounding property. If you have any questions or concerns, please contact me at 272-8218. Sincerely, --- Steven R.
